September 2026 Market Update
The Treasure Valley housing market experienced a typical seasonal slowdown in September, with closed and pending sales declining in both Ada and Canyon counties. Ada County home prices remained 2.05% above last year, while Canyon County prices were relatively flat, down just 0.54%. Sales activity was softer compared to last September, particularly in Canyon County, where closed sales declined 24%.
Month over month, home prices dipped slightly in both counties, while homes took a little longer to sell. Inventory levels remain relatively healthy, providing buyers with more options as we head into the slower fall and winter months.

Fall Market Outlook:
As we head into fall and winter, I expect the typical seasonal slowdown to continue, especially with mortgage interest rates in the mid-7% range keeping some buyers on the sidelines. Buyers should have more negotiating power, while sellers will need to be increasingly competitive with their pricing.
Overall, home values have remained fairly resilient despite higher interest rates and slower sales activity. While I don't anticipate significant price declines, I do expect longer selling times and more price negotiations through the winter months. Properly priced homes should continue to attract buyers, even in a slower market.
