Winter Decor

All holiday decor needs to be removed by next Thursday, January 15th.

Speeding, Stop Signs, Vehicle Noise, & Alleyway Direction

Please observe the posted speed limits and come to a complete stop at stop signs. Concerns are flowing in from your fellow neighbors. Lets continue to have a peaceful, calm community, which sticks together and supports each other. Creating a "Village" is important. When everyone is looking out for one another, crime rates stay low, lifelong friendships are forged, and everyone loves living where they choose. This starts with the "little things" like going 30 in a 30, driving the correct direction in the alleyways, stopping and waving on a pedestrian to cross safely, and not joyriding your super awesome, but loud vehicle throughout the neighborhood.

For Rent/Lease Signs

These signs are no longer permitted in the neighborhood. Condos always had this in their documents. They are not permitted to have For Sale signs either. However, the Master documents were updated last year for the For Rent/Lease signs.

Broadleaf Weeds

These weeds are confused by our fun Texas weather. If you can identify the weed, use a selective formula post-emergent weed killer, or pull them by hand. It is important to treat the weeds before they go to seed. Use Google Lens for Android or take a picture with your iPhone, swipe up and select "Look Up Plant" to help identify them.

Post-emergent = after you see the weed.

Pre-emergent = prevents germination of seeds hiding in the soil.

Playground Water Fountain

Due to the sand continuing to create a biohazard with the drinking fountain, it has been removed. Bring baby powder with you to help get the sand off your children's skin. Do not wash their hands in the bathroom sink. You will be charged for plumbing repairs. The Association Office will work on getting some baby powder to keep in the office, however this will only be available when the office is open.

Amenity Access Reminder

You are limited to 6 guests at the amenities. No large parties are permitted per the Board of Directors. Clean up after yourself. Do not bring confetti, balloons, or any other animal hazard to the amenities. Do not allow others to use your amenity access for the restrooms. You are ultimately responsible for any damage.

Assessment Info

At Emory Crossing, assessments are billed quarterly.

Q1 Assessments posted on January 1st, 2026

Master: $210 | Townhome: $345 + $210 | Condominium: $60 + $210

Management ID: 6675 | Association ID: 395 (Master), 409 (Condo)

Payment Date Reminders

Assessments are due January 1st, April 1st, July 1st, and October 1st. These dates do not change year-to-year.

Per our documents, there is no grace period for the Master Assessment. The Condo Assessment documents state there is a 10-day grace period. However, the Condos must pay the Master by the 1st. Avoid unnecessary late fees by setting up auto-pay. There are several options available. The cheapest is most likely through your private bank's bill pay. Please remember, checks are mailed to Nevada. Schedule the payment to go out at least by the 20th of the prior month due for it to make it through USPS.

Monthly Payment Explanation

Some residents have inquired on how to pay their Assessments monthly. The system is not setup to recognize your payments that way. A late fee will post each month as it see this as an underpayment. However, if you pre-pay by 2 months, then you can begin paying monthly. Know that this shows up as a Liability on our Financials.

Example: Master - Single Family Dwelling. ($) or (-$) denotes a credit balance.

January: starting balance ($140), pay $70 making the balance ($210).

January Assessment: $210 posts. Balance is ($0).

February: Pay $70. Balance is ($70).

March: Pay $70. Balance is ($140).

April: Pay $70. Balance is ($210).

April Assessment: $210 posts, balance is ($0).

etc, etc.

The same concept applies to Townhomes ($185/month) and Condos ($90/month).

Developer Update

Phase 3 - In-progress with single-family homes and condos. Three townhome buildings have been completed.

Phase 4 - In-progress with single family homes and condos. There is not a townhome builder at this time.

Sports Court: The design has been modified due to grading issues. After much contemplation and analyzing different options, the Board has decided to go with a half court unfenced basketball court and a full pickleball court with fencing. This will allow the court to be used for both sports at the same time, which was not going to be the case in the original design. Increasing the functionality of the court should allow for everyone to enjoy it easier. The equipment and fencing will be installed soon. The estimated completion time is still January. Please do not cross the orange fence barriers, as this is an active construction zone.
