Notes From The President

Board Meeting Notes

January 13, 2026 Meeting

The special thank you was given to Frank Zampino, who captured photos of the Front Yard Holiday Décor winners.  A second thank you goes to Jackie Moran; she was behind the full Friday event, including the contest.  We are fortunate to have these talented neighbors.

Susan’s minutes and Wayne’s financials – both for December – were approved.  Wayne reported that 57% of the households have paid their dues.

Under Committee Reports, Ralph walked through the projects -- remaining 2025 and the 2026.  These will be discussed, in detail, at the Annual Meeting.

There are no changes to candidates (W. DeBus, D. Freese) in the upcoming ballot.  The voting begins on Jan. 30.

For Old Business, John Baughn will draft the wording for the Designated Shareholder change.  This will be part of the ballot.

Karen represented VM3 at the City meeting held on Jan. 9 re: new Recycle / Garbage bins.  The City was not able to get 20-gallon bins without wheels, which was one of the selections.  They decided to revisit the overall goals of the project, which are a) Saving Money; b) Worker Safety.  There was a large (45-gallon) garbage bin in the front of the meeting room.  This size can be picked up automatically, where a device  lifts/empties it.  There was not a Villa Monterey resident, at the meeting, in favor of the 45-gallon bin.  The City will hold another meeting.

During the Open Forum, a resident questioned the project to provide hot water and a shower to the Cabana area given that relatively few residents use the pool.  Ralph responded that hot water is necessary due to Maricopa County code.  Karen noted that our swimmers have repeatedly requested that project and have waited, patiently, while higher-priority projects have been completed.

The Annual Meeting is on February 14, 2026.  Coffee at 10:00AM.  Meeting at 11:00.

Trash Container Update

Regarding the current status and future of the Trash Container Project, Villa Monterey III, along with other VM HOAs, recently met with the City of Scottsdale's Outreach Manager, Gina Azima. The meeting was an opportunity for HOA representatives to discuss issues and voice concerns about the City's proposed changes.

As a result of that discussion, the City has postponed its initial implementation plan. They will continue to consider the issues and explore possible changes to their collection process.
