Building A will total 69,300 square feet, while Building B will total 199,800 square feet. Both buildings will feature 32-foot clear heights and ESFR sprinkler systems, with a combined 65 dock-high doors, four grade-level doors, 204 parking spaces and 56 trailer spaces.

Completion is anticipated in the third quarter of 2027. This development joins Chandler Bay, Avion Square, and Chandler Innovation Park as industrial projects currently under construction in the Chandler Airpark. Together, these projects will add nearly 750,000 square feet of new space to the area.

| | ICYMI: Opus brings rare small-user industrial opportunity to Chandler with Envision 56 | | |
Opus recently announced the completion of Envision 56, a Class A speculative industrial development near the intersection of North 56th Street and West Chandler Boulevard. The 125,258-square-foot development consists of a 37,289-square-foot building and an 87,969-square-foot building, both designed specifically for small and midsized users seeking new state-of-the-art single-user space.
“We're encouraged by the level of interest we're seeing in Envision 56. From the beginning, our goal was to deliver an infill project that combined the efficiencies of a modern industrial facility with the flexibility that growing businesses need," said Mike George, senior manager of real estate development with Opus. "We're proud to bring Envision 56 to market and provide users with a high-quality option in one of the most desirable industrial locations in the Valley."
Envision 56 is located within West Chandler, one of the Valley’s most competitive industrial submarkets. The 8.8-acre infill development provides immediate access to Loop 202, Loop 101 and Interstate 10, placing users within minutes of the broader Phoenix metropolitan area, Phoenix Sky Harbor International Airport, Intel Corporation’s Chandler campus and a deep regional labor pool.

| | A reminder on the importance of confirming power availability for energy-intensive users | | |
As activity continues to accelerate across the region, we want to emphasize the importance of engaging the city and Salt River Project (SRP) early when evaluating sites for prospective users with significant electrical demand (those that may require 0.5 MW or more).
SRP is experiencing sustained growth in electrical demand, particularly from advanced manufacturing, semiconductor supply chain, data center, and other energy-intensive users seeking loads ranging from 0.5 MW to 10 MW and beyond. This growth is placing increasing pressure on portions of the electrical system and has made power availability, delivery timelines, and infrastructure requirements more dynamic than in previous years.
We are seeing a growing number of situations where companies have advanced leasing, purchase, or site selection decisions based on assumed power availability, only to discover later that electrical service timelines or infrastructure requirements do not align with their project schedules. In today's environment, power feasibility should be treated as a critical site selection factor and verified early in the process.
To help avoid delays and ensure accurate information is provided to prospective users, we ask that brokers and site selectors engage the City of Chandler Economic Development team as early as possible when working with projects that may require 0.5 MW or more of electrical demand. Early coordination allows us to work directly with SRP to evaluate site feasibility and identify potential challenges before significant time and resources are invested.
