CITY OF TORONTO
Units sales in Toronto have dropped significantly over the past few weeks while new listing inventory experienced a a peak in mid-May but has since returned to a more steady level. Despite inventory on the market, the average sale price continues to climb and reached its highest point in 2021 thus far.
DURHAM REGION
Unit sales in Durham Region continue to drop week-over-week after experiencing a short lived spike in activity around the May long weekend. New listing inventory has dropped to mid-February levels which has assisted in bumping the average sale price up to its highest point ever.
NORTHUMBERLAND COUNTY
Northumberland County unit sales are quite steady overall, with massive peaks and valleys averaging out weekly sales at 44 units since February. The average sale price in Northumberland appears volatile due to a smaller pool of sales activity but is actually very healthy and seems to increase along with new listing inventory.
Overall, it appears that sales activity has slowed down and will likely continue to slow down over the next few months as Ontario reopens and the focus shifts from real estate to retail and other extracurricular spending. Despite the lack of frantic buying and selling, evidence suggests that the average price will continue to climb, albeit at a more reasonable 3-5% increase for the balance of 2021 which is healthy and sustainable.
