Policy Changes
Effective Nov 1, 2021
We will no longer offer a discount on the transaction fee for personal deals
for agents on the $0 per month plan.
Personal deals affect our E&O rates. To avoid raising our E & O rate for all agents, we can no longer offer the discount on personal deals.
Please note, this change does not affect any agent on our $295 per month plan.
Wiring of Funds
- Only wire funds as a last resort.
-
A $20 fee is charged for both incoming and outgoing wires. Agents are responsible for fees. It is recommended to have the client cover the fee (for example - when a buyer needs to wire funds to our Escrow account for your Listing).
- Due to our 100% commission structure, SRG cannot absorb those charges.
Commercial Deals
Although this doesn't affect any agents to date, there will be no caps on commercial transactions moving forward.

from the comfort of their home using a secure, online system.
Once the 11/3 training session is complete, DepositLink will send out an activation email to all agents to log in, set up a password, and begin using the platform.

Paperless Pipeline Tip
Please be sure to always complete each transaction with as much information as possible with a minimum of the buyer and seller names, listing price, sale price, and closing date.
This information is especially important if you have the listing side as PPL is set up to automatically send you a reminder to request the escrow check for settlement based on the closing date.
|
|

Escrow & Commission deposits can be made at any Truist Bank
using our current account numbers.

Escrow
We prefer NOT to hold escrow.
As a full-service brokerage and as a service to clients, we will hold escrow,
although it is not our preference. You as the agent may decide what is best for your business.
Springer Realty Group advertises as a full-service brokerage to the public and to agents we are trying to recruit, so please see the MLS verbiage below.
If you will not be handling the escrow, please use this statement in the MLS:
"Although Springer Realty Group typically offers escrow services, as the Listing Agent, I am not offering escrow services on this listing."
If you will be handling the escrow, use this statement in the MLS:
"As a full-service brokerage, Springer Realty Group offers to hold escrow. Escrow is preferably received electronically via DepositLink. If your client prefers not to use this secure service, we will accept a check."
Note:
Escrow funds received within 30 days of closing should be via DepositLink, or a cashier's/certified check, not a personal check.

Monthly Statements
Monthly Commission Statements are available for agents who would like to receive them. You must make the request to our Finance Director Lenny Dragwa. The statement will be emailed into your Agent File in Paperless Pipeline for you to retrieve.
