•    All checked out SentriLock boxes must be assigned to a property.

•    Any unassigned SentriLock boxes must be returned to the SEM MLS office.

•    Agents may check out SentriLock boxes at no cost from the SEM MLS office.

•    Broker approval is required. The Broker of Record must sign this agreement granting the agent permission to check out lockboxes.

•   Checked out lockboxes are the responsibility of the assigned agent and must be placed on an active listing.

Senate Moves on Bill to Protect Homeowners

from Property Tax Foreclosure

This week the Senate held a committee hearing on SB 423, to make permanent programs for delinquent tax payment reduction and foreclosure avoidance agreements. These programs are optional for counties and have existed for many years to help homeowners stay in their homes rather than face property tax foreclosure. Previously subject to review every 5 years, the passage of this bill would eliminate the sunset date making them permanent.

The delinquent property tax payment program allows counties to reduce or cancel some taxes, and waive interest and penalties on delinquent property taxes, lowering the amount owed by the homeowner. Foreclosure avoidance agreements allow a county to place qualified homeowners on a repayment plan for up to 5 years to get current on their taxes.

Michigan Realtors® supported these programs from their inception and have advocated for their preservation each time the sunset date has come up for review. Tens of thousands of Michigan homeowners have been able to save their property under these programs, keeping families in homes, stabilizing neighborhoods, and reducing flight. These are worthwhile provisions in state law that we need to keep.

The bill sponsored by Sen. Stephanie Chang (D-Detroit), received its first hearing in the Senate Committee on Finance, Insurance, and Consumer Protection. This is just the first step in legislative process, and we are optimistic that the legislation will be signed into law before the end of the year, preserving these two programs into the future.

From the Mailbag

Each month, we are taking the most recently asked questions from From The Mailbag and putting them in E-News.

QUESTION: My buyers do not want their identity disclosed to the seller until after the purchase agreement is signed. Can we submit an anonymous offer?

ANSWER: If the seller is willing, you can negotiate the terms of the purchase agreement anonymously, but keep in mind that you will not have a binding contract until it is actually signed by both parties. A Realtor® should never sign a contract on behalf of an undisclosed buyer – or even arrange for someone else to do so without the involvement of an attorney.
