Happy Fall!

Since the topping-out celebration, well over 100 tradespeople have been diligently working each day to “close in” the building (finish the exterior shell) and install its mechanical, electrical, and plumbing systems.

New school of social work building in the construction phase

What’s Happening Now?

Interior framing and mechanical, electrical, plumbing and fire protection systems are being installed on all floors. The pressure and flow tests for the combined geo-exchange wells have been completed, confirming that each well circuit works in concert with one another, providing the expected water flow for the geo-exchange piping throughout the project. Piping has been installed for hot, cold, chilled, and geo-exchange water systems throughout the mechanical room.

Elevator equipment has been placed in the rooftop machine rooms, and the freight elevator installation is proceeding. Curtainwall (window wall system) has been completed from the ground floor to the underside of the third floor. Sloped topping slabs for rooftop drainage have been installed, and roofing has begun on the mechanical penthouse roof. Steel and aluminum framing has been installed for the terra cotta screen wall panels at the roof level. Brickwork installation has begun on the ground and first floors.

What’s Happening Next?

Brickwork installation will finish around the street levels of the building. Chilled water utility piping installation will start from the building and travel south on Pearl Street, behind the post office to the tie-in point across Lexington Street. Curtainwall installation will continue floor by floor wrapping the building. Once completed, the tower crane will be disassembled and removed from the site.

Roofing installation at the main roof, penthouse roof, and second-floor terrace will continue.Drywall close-in is continuing on all floors after careful review and inspection of systems rough-ins.Drywall finishing and painting will start, bringing color to the interior of the building.Communicating stairs will be installed in the faculty/staff lounges between Levels 2-3 and 4-5.

Employee Spotlight: Jocelyn Flores

Commercial Interiors Inc., (CII), a division of the Commercial Group, is a trusted contractor and long-time successful partner of Whiting-Turner for framing, drywall, and specialty finishes. From its humble beginnings as a small drywall contractor that started over 35 years ago by a Baltimore native, Commercial has grown and developed multiple facets of construction including drywall, general contracting, development, and utilities.

The company is a true Baltimore success story, and we are proud to talk with Jocelyn Flores, a jobsite administrator who works closely with CII’s team on-site to keep things running smoothly and caring for the crew. Jocelyn grew up around construction with her father, who has worked beside Commercial Interiors on multiple projects, but this is her first job in construction. She recently started with CII after learning about an opening from her dad. Jocelyn takes on the daunting tasks of “office work” despite being positioned on the job site daily. She handles all the paperwork that comes her way — from delivery tickets and daily reports to safety inspections and payroll.

She works closely with her site supervisor, communicating with their office and Whiting-Turner daily via phone and email. Her favorite part of the job is being able to walk around and see the progress and how work gets done. She loves to meet people and talk to her crews and subcontractors on-site about how their day is going. Her least-favorite part of work is getting up early and Mondays.

Jocelyn was born in Washington, D.C., and grew up in Maryland. She graduated from George Mason University in 2024, majoring in news media with a minor in animation. She is an artist and was always painting as a child, but she transitioned to digital art and really enjoys the medium.

Outside of work, Jocelyn can solve a Rubik’s cube and enjoys going to concerts. In fact, when we sat down to talk in August, her voice was still recovering from attending the BTS concert at M&T Stadium. Jocelyn cares about all of her co-workers and wants to see everyone go home safely at the end of the day to enjoy their families. UMB is glad to have her working with us on the School of Social Work building!
