Sellers Are Pulling Back

The market is shifting, and many homeowners are feeling it. According to Realtor.com:

  • Homeowners taking their properties off the market are up 38% since January
  • That’s also 48% higher than last June
  • Across the country... for every 100 new listings in June, 21 were removed.


If you tried to sell your house this year but didn’t get the price you hoped for, you’re not alone. You may even feel like today’s market let you down.

But here’s what you need to know: history shows the housing market always bounces back.


📖 History Repeats Itself: Proof from the Past


We’ve seen dips before—and every time, the market recovered:

  • 1980s – Rates soared past 18%. Sales stalled, then rebounded as rates came down.
  • 2008 – The financial crisis sent prices and sales plunging. Eventually, the market regained its footing.
  • 2020 – COVID froze sales overnight. Within months, activity surged back stronger than expected.

👉 The takeaway: every slowdown is temporary.


📊 Today’s Market: Where We Stand


Over the past two years, sales have slowed mainly due to affordability challenges:

  • Mortgage rates rose at a record pace in 2022
  • Home prices climbed at the same time
  • Many buyers simply couldn’t keep up

The result? Fewer sales and more homeowners deciding to wait.


🔮 The Outlook: What’s Ahead


Here’s the good news: forecasts show a rebound is coming.

  • Last year: ~ 4 million homes sold
  • This year: on pace for about the same
  • 2026 (forecast): 4.6 million sales (Fannie Mae, MBA, NAR)

Why? Experts expect mortgage rates to ease, opening the door for more buyers.

🏗️ Why This Isn’t Another 2008


You may have heard people saying, “We’re building too many homes—it’s another crash waiting to happen.”

But the numbers tell a different story:

  • If you combine new construction with existing homes for sale, inventory is still nowhere near 2008 crash levels
  • Nationally, we actually don’t have enough homes to meet demand
  • While inventory varies locally, there’s no sign of the kind of oversupply that led to the last crash

👉 Bottom line: don’t believe everything you read online.

If you’ve paused your plans, your frustration is valid. But remember:

  • Housing slowdowns don’t last forever
  • The rebound is expected to start around 2026

💰 Sell Smarter: Where to Invest (and Where Not To) Before You List

Here’s the #1 mistake we see homeowners make:

They start fixing everything.

✨ New floors

✨ Full kitchen reno

✨ Brand-new appliances

But here’s the kicker… when buyers walk in, they usually say:

“Great house… but we’ll want to change all this anyway.”

That’s why our rule is simple:

👉 Never spend $1 unless you’ll get $3 back.

Here’s the 3-step process I use with sellers to decide what’s actually worth fixing:


✅ Step 1: Safety (& Financing) First

Anything that impacts a loan—or a buyer’s confidence—must be fixed.

  • Leaks
  • Wood rot
  • Exposed wiring
  • Missing railings
  • Mechanics - (Heating, Cooling, Water Heater, Roof, Etc.)

These are deal-killers. Take care of them.


👀 Step 2: First Impressions Matter

Buyers decide how they feel in the first 60 seconds.

  • Boost curb appeal
  • Declutter
  • Deep clean
  • Be more concerned about eliminating "negatives" than creating new "positives". This means we fix things that make bad impressions more than we update for good impressions.

A spotless home beats a costly renovation almost every time. (Assuming the property is priced right of course!)


✋ Step 3: Let Go of the Rest

The driveway crack? That quirky outlet? The dated appliances?

Buyers expect a few imperfections—and in many cases, they want to make those updates themselves. Buyers are looking for deals right now... and buyers want to make the home their own when its financially possible to do so. At the end of the day... we want to fix the items that aren't any "fun" and do not personalize the home. Updates for the roof (which you never see), the furnace (a necessary evil), the cooling (desperately needed in NM... but don't upgrade that swamp cooler to refrigerated air if you won't have the opportunity to enjoy it!) or the water heater (who doesn't love a hot shower!). None of those updates are fun, because while all those mechanics are necessary to enjoying a home, they are expected to be in good working order and you do not notice them when they are upgraded or replaced. They just cost money.


Bottom Line:

Don’t overspend before you sell. Focus on what really moves the needle.
