It's September... Let's Look At The Market

It's September 2nd, so here's your snapshot of where the Michigan housing market actually stands right now, straight from the MLS data.

  • Median Sales Price: $280,000 in July, up 3.7% year over year. Prices are still climbing, just at a much steadier pace than the double-digit jumps we saw a few years ago.
  • Average Days on Market: 40 days, up 8.1% from last year. Homes are taking a little longer to sell, a sign buyers are not rushing decisions the way they used to.
  • Months Supply of Homes for Sale: 2.6 months, up 8.3%. Still a seller's market by the numbers, but inventory is loosening up compared to last year.
  • Showings Per Listing: 5.5, down 9.8%. Fewer showings per home means less foot traffic competition for buyers and less of that frantic "15 showings in one weekend" energy.
  • New Listings: 156,783, up 3.9%. More sellers are testing the market, which is exactly what is feeding that extra inventory.
  • Homes for Sale: 24,244, up 12.2%. This is the clearest signal of the shift, buyers genuinely have more to choose from than they did a year ago.
  • Pending Sales: 110,815, up just 0.5%. Demand is holding steady, not surging, which tells me the market is leveling off rather than slowing down.

Put it all together and this looks like a market finding its balance. Sellers still have the edge, but it is a much gentler edge than it used to be, and pricing right matters more than ever since overpriced homes are sitting longer. Buyers finally have a little breathing room to be selective without disappearing into a bidding war.

There’s a part of Southeast Michigan that almost nobody talks about, even though it sits right between some of the most desirable and recognizable places in the region.

In this video, I’m breaking down the hidden central pocket between Brighton, Ann Arbor, Plymouth, Novi, Northville, South Lyon, Green Oak Township, Salem Township, Northfield Township and the surrounding areas, and why it can make so much sense for people relocating to Michigan.
