What Really Determines Your Home's Value

One of the biggest pricing mistakes I see is assuming you can always start high and lower the price later if needed. Sometimes that works. More often, it costs sellers time, leverage, and ultimately money.

As I've prepared one of my upcoming listings, we've already adjusted the pricing strategy twice before the home has even hit the market. That may sound surprising, but today's market rewards preparation, not guesswork. At the end of the day, the market determines what a home is worth. Sellers can hope for a certain price, and Realtors can recommend a strategy, but buyers ultimately determine a home's market value. When a home is positioned where buyers see value, they respond. When it isn't, the market usually lets us know.

I'm seeing this from the buyer side as well. Several homes my clients have been watching have already reduced their prices after sitting on the market. The first week a home is listed is when it receives the most attention. Buyers are watching closely, and once a home sits too long, many begin wondering what's wrong, even when nothing is.

Right now, we're seeing about five months of inventory across much of North Houston, with homes averaging around 80 to 85 days on market. Buyers simply have more choices than they did a few years ago, making strategic pricing more important than ever. Strategic pricing isn't about being the cheapest home on the market. It's about positioning your home so buyers see enough value to act with confidence.

Whether you're thinking about selling this year or simply planning ahead, understanding today's market can make a meaningful difference. If you'd ever like an honest opinion about what your home could realistically sell for in today's market, just reply to this email. I'm always happy to help.
