Our well-kept homes in Villa Monterey III help make it a special place to live. We are noticing some houses in our neighborhood that need painting or have fallen into disrepair. Neglected maintenance can adversely affect the value of the home itself and the ones around it.
Recently, we added Section 1-0. Property and Improvements to our Rules & Regulations as follows:
a. Each property and improvements thereon must be kept in satisfactory repair, maintenance and restoration to avoid unsightly conditions and blight. (CC&Rs 6-e)
b. Paint that is sun-bleached, peeling or flaked must be repainted to maintain or regain the original condition.
c. Stucco that is cracked or broken must be repaired and if necessary repainted.
d. Wood structures or understructures that are weathered or rotted must be repaired.
e. Clay tiles in roofing or other features that are broken, cracked, or missing must be repaired to maintain the original structure and aspect.
f. Tiles or other features that are in danger of falling must be repaired immediately to prevent injury.
Please utilize this list to inspect your home and make the necessary repairs to maintain the safety and beauty of our neighborhood. Property Maintenance personnel will be walking through the whole neighborhood on January 19th and will contact any residents who have maintenance issues. If you have any questions or concerns or need assistance, please reach out to the contacts listed below.
Thanks!
