FRIDAY TRANSACTION TIPS From Association Attorney:

William G. Morris, PA

Deadlines Might Not Be Deadlines

NABOR contracts do not make time of the essence for anything except closing date. That means a delay in performing under other provisions of the contract may not be a breach of contract. It also means buyer and seller better be able to close on the closing date set by contract. When an issue arises concerning time for performance, Realtors should avoid giving legal advice and refer to an experienced attorney.

Industry Updates

Homeownership Month highlights buyer opportunity

The June recognition gives Realtors a timely opening to discuss ownership, wealth-building and realistic next steps with renters and future buyers.

Manufactured homes gain traction as affordability option

Manufactured housing is drawing renewed attention as buyers search for lower-cost paths to homeownership. For Realtors, the trend creates opportunities to discuss financing differences, land ownership, resale expectations and local zoning as manufactured homes become a larger part of affordability conversations.

Property tax amendment heads to voters

Lawmakers approve a constitutional amendment that seeks to reshape Florida's property tax system. It must be approved by Florida voters during the November general election.

A strong jobs report ‘complicates’ the mortgage rate outlook

The U.S. added 172,000 jobs in May, which could boost consumer confidence. But it ups the odds of a June rate hike and will likely keep mortgage rates elevated.
