"Who is telling you you shouldn’t? If it’s the Builder, there’s a reason!
Good builders encourage you to have an agent with you.
You need someone to advocate for you, people need to stop trusting everything that the onsite sales rep says. They have loyalty to the builder and only the builder.
If it doesn’t cost you anything and it doesn’t save you anything it’s so worth having an extra set of eyes, let them negotiate hard for you, especially right now. Be there through the initial walk-through process and third-party inspection. It’s so worth having someone else that knows what they’re doing by your side.
If you’re looking in the Dallas area, I’m happy to help! New Builds are my bread and butter."

"You should have a buyers agent looking after your best interest. The builder and their sales team are there for the builders best interest and bottom line. Not yours.
So my question to you would be , if the builder is willing to pay a buyer agent to represent you then why wouldn’t you have a buyer agent by your side Helping you through that process??
And always have your own inspection of the home. Do not trust “its new” and all is good…. Many times it is not…."

"Buying new construction without an agent is like going to court with the other side’s attorney explaining the paperwork."

A now for a moment to RANT:
"You asked us for advice, heard us explain why you should have your own agent, then walked into new construction alone like the builder’s sales rep was your long-lost cousin...
We gave you the map; you tossed it and followed the person whose paycheck comes from the builder.
Then you called expecting us to be happy for you because you’re closing in two weeks... as if we hadn’t spent over an hour in a buyer consultation, then several more hours researching, making calls, and touring properties on your behalf. You could’ve had professional backup with the builder covering the cost, but you chose the “I got this” package, with no agent included.
Congratulations... you successfully bought a house and a front-row seat to the consequences of ignoring professional advice.
May your foundation be as solid as your confidence."
