Assessment Info

At Emory Crossing, assessments are billed quarterly.

Q3 Assessments posted July 1st, 2026

The new BUURT Portal requires an updated login.

For your convenience, we encourage you to set up auto-pay so you never have to worry about missing a payment date. It's a simple step that offers peace of mind all year long.

Late fees are assessed. There is no grace period for the Master Assessment.

Tthe Association wanted to remind Owners that Assessments are not part of your Escrow or Home Mortgage. The Association is a different entity. Please click the button or link above for more information on how to pay your Assessments, or reach out to the office for assistance.

Utilities

The Association cannot assist with any utility related questions. I apologize for not having any answers to the power outage earlier this week. The Amenity Center was without power, as well. It appears to have affected about 2,000 customers, but was restored within a few hours.

Helpful tips and who to contact:

Power is out? Check Oncor - type your address. They will tell you if they know about the issue and the approximate time for power to return. If they don't know, this is where you report it, or you can Text OUT to 66267. Sign up for alerts.

Streetlight on your street is out? Report this to Oncor, as well.

Water pressure is low or turned off? Contact Jonah SUD Water. Sign up for alerts.

Gas leak? Call Atmos and the fire department by calling 911.

Trash cans weren't picked? Send the office a note so we know you may have your cans out, but contact Al Clawson for a reschedule. This is also true of the mess the trucks have been leaving behind. Continue to contact them so the trucks will be serviced. The Association has a commercial account, so they typically don't talk to us about private home accounts.

Back to School

We are so proud of all our community kids and can't wait to hear about your accomplishments throughout the school year. Have a fantastic first day back and an amazing year ahead!

Good luck, and make this your best school year yet!

Community Standards

Landscaping Tips & Tricks

Shrubs should generally be kept between 2 and 4 feet tall, or approximately below the bottom of the nearest window. This includes the shrubs planted at the utility boxes.

Because utility boxes are typically located on property lines, neighboring homeowners share responsibility for maintaining this landscaping.

You may remove the shrubs from the utility box area if your home meets the requirements in the Design Guideline documents.

Keeping these areas neat helps preserve the community's appearance and property values.

Homeowner Concerns & Reminders

1. Lawn Maintenance

  • Treat weeds promptly. (Pulling is best)
  • Simply mowing weeds can spread seeds and root systems, making the problem worse.

2. Shrub Maintenance

  • Keep shrubs trimmed and maintained at an appropriate height.
  • Shrubs should remain shrubs, not be allowed to grow into trees.

3. Tree Maintenance

  • Remove suckers and low-growth shoots from trees.
  • Gradually prune trees to provide proper ADA clearance.
  • Remove dead trees as soon as possible and replace them with the same species unless otherwise approved.

4. Parking

  • Please park in your garage or driveway whenever possible.
  • Do not block sidewalks.
  • Do not park in designated fire lanes at any time.

5. Plastic Storage Sheds

  • Plastic & metal sheds are not an approved material within the community and should be removed.
  • Please refer to the Design Guidelines for approved storage structure requirements and submit an Architectural Review application for any replacement structure.

6. Fence Stain

  • Approved stain: Wood Defender 200 Series, Semi-Transparent Sierra.

Trash & Recycling

Store trash and recycling bins out of view except on collection days. Homes with alley access may store bins on the driveway near the garage door, but bins may not be stored at or in the alley itself.

Thank you for helping keep Emory Crossing looking its best!

Townhome Residents

Do you know what is included in your assessment?

Please read your documents carefully. Your front yard service is basic yard maintenance (mowing/edging). Plants, trees, shrubs, grass fertilization, and irrigation are your responsibility.

Your yard must be in serviceable condition at the time of mowing. While the landscaper tries to be consistent with the day, weather and other scheduling conflicts do arise.

Maintenance Responsibilities (Exhibit A is a handy chart on pages 35 & 36)

Other items covered in your assessment are the alleyways, exterior paint of the entire building when approved by the Board, and a full roof replacement at the life of the roof, when approved by the Board. Roof replacement is not performed for insurable damage, but the Association can assist with coordinating schedules with other residents. You should carry the proper insurance for your home.
