2025 New Trier Township Property Tax Appeal Deadline

Tuesday, September 16, 2025

The Cook County Assessor mailed reassessment notices to all New Trier property owners on April 23, 2025. Taxpayers have until September 16, 2025 to challenge their reassessment increase through an appeal — The Board of Review is now open.

It has become increasingly necessary to rely on appraisals as the basis for a successful appeal. Consequently, Raila & Associates has introduced legislation in Springfield to reimburse homeowners for the cost of any appraisal successfully used in a property assessment appeal. HB 1377 would amend Illinois Statute 35 ILCS 200/14-30.

In 2022, the last triennial reassessment of New Trier Township, the total assessed value of all properties increased 39.5%, exceeding the real estate market's rebound. The current 2025 triennial reassessment increased 38.7%. Part of this year's assessment increase is locked into the land value portion of a property's total market value. The highest values are along New Trier's lakefront where the Assessor has increased most land values by 50%.

2025 is a Reassessment Year for all North Suburban Properties

In 2025, all property owners in the North Suburban townships of Barrington, Elk Grove, Evanston, Hanover, Leyden, Maine, New Trier, Niles, Northfield, Norwood Park, Palatine, Schaumburg, and Wheeling will be reassessed with increases reflected on their 2026 2nd installment tax bills.

The Assessor began mailing triennial reassessment notices to all North Suburban property owners in these townships starting in March. The Assessor's current mailing schedule can be found here.

Assessor Overestimates Values in Neighborhood Code 171

Citing that No Sales Occurred in 2024

The median 2025 Market Values estimated by the Assessor's office, and the underlying sales used to set these estimated values, are available for examination on the Assessor's website. The Assessor developed 29 neighborhood codes designated for valuation purposes in New Trier Township, as seen on this map.

The Assessor's median property value for Neighborhood Code 171 is listed in the Assessor's statistics below. You can determine if the sales in your Neighborhood Code (find your code here) support the Assessor's proposed reassessed Market Value for your home as of January 1, 2025. The International Association of Assessing Officers' (IAAO) standardized national practices urge assessors to review sales in the 4-5 years preceding a new property valuation. A review of the Assessor's sales database for Neighborhood Code 171 revealed that sales occurred in 2021, 2022, 2023 and 2024.
