Smoked Salmon

1 lb. Brown Sugar

1 c. Table Salt

1 tsp. Garlic Powder

1 Tbsp. Black Pepper

1/4 tsp. Cloves

Mix ingredients together dry. Fillet salmon, and cut in 1.5 inch strips crosswise. Place a layer of fish in a bowl skin side down; sprinkle with a layer of dry mix. Repeat, stacking tightly and ending with a layer of dry mix. Cover with a plate, and weight top. Fish forms its own brine. Let soak for 8 to 12 hours depending on size of fish. Rinse, pat dry, and smoke as desired.

Option: Remove fish from smoker, brush with honey and place in a 180 degree oven for 30 minutes.

Should You Keep Waiting for Lower Rates?

If you’ve been holding off on buying a home, hoping mortgage rates will drop significantly, you’re certainly not alone. But current forecasts suggest that rates may remain relatively steady for the foreseeable future, which raises an important question: Is waiting actually the best strategy?

This article takes a closer look at what experts are forecasting, why today’s rates may be closer to historical norms than they feel, and what buyers can consider if they’re ready to make a move. From builder incentives and rate buydowns to assumable mortgages and other financing options, there may be ways to improve affordability without waiting for a dramatic change in interest rates.

For buyers who are ready -- or simply want to be prepared -- it’s worth understanding all of the options.

Bring Your Lawn Back

Summer heat can leave even a healthy lawn looking brown and patchy, but that doesn’t necessarily mean your grass is dead. In many cases, lawns simply go dormant during periods of intense heat and drought, waiting for cooler temperatures and moisture to return.

Before you reach for the seed or fertilizer, it’s important to determine whether your grass is dormant or truly dead. This article walks homeowners through five simple steps for assessing and repairing heat-damaged lawns, including how to test your grass, water wisely, adjust mowing habits, and know when it’s time to reseed. With a little patience and the right approach, those brown patches may have a much better chance of coming back healthy and green.

The Office is Finding Its Balance

The workplace is settling into a new phase. According to CBRE’s 2026 Americas Office Occupier Sentiment Survey, businesses are moving beyond the uncertainty of the early hybrid-work era and taking a more deliberate approach to their office space. Three days in the office is becoming the new standard, while companies are reassessing how location, amenities, flexibility, and workplace design affect employee engagement.

At the same time, artificial intelligence is beginning to influence space-planning decisions...not simply by reducing the need for office space, but by creating demand for more adaptable, specialized environments. The survey offers a look at where office demand is headed, how employers are balancing efficiency with employee experience, and what these trends could mean for the future of commercial real estate.

Smart Marketing, Smarter Spending

A successful real estate marketing strategy isn’t necessarily about spending more -- it’s about knowing where your dollars are working hardest. A well-planned marketing budget can help agents connect spending directly to lead generation, client relationships, and ultimately closed transactions. This article offers a practical framework for determining how much to invest, where to allocate those dollars, and how to measure whether your efforts are paying off. From digital advertising and content creation to CRM systems, branding, and client retention, it explores the expenses agents should consider and the metrics that matter most. For agents looking to grow in a competitive or changing market, a strategic approach to marketing can turn an unpredictable expense into a purposeful investment.
