President's Message

Our vice-president and treasurer, Carol Righi, has moved away, and she is a hard act to follow—she also has been producing our newsletter for a long time, including this one. She is also a member of our CB Governing Committee. So, theoretically, it may take four people to replace her!  We are very grateful for all she has done to support our community.

The board meets once a month; the CB Governing Committee has traditionally met just four times a year. We lean heavily on email for much of our work. If you are interested in helping your community with any of these positions or in learning more about what is involved, please contact any board member or Tracey in the Walden Management office.

Walden Management Staff News

We were deeply saddened to learn of the recent loss experienced by members of our maintenance team. Juan and Amber Montalvo lost their young son, who was also the brother of staff member Cameron Waller. Many Summit View residents came out to show their support, which was greatly appreciated during such a difficult time. Our thoughts and heartfelt condolences continue to be with their family.

In other staff news, our chief maintenance technician, Jon Prytula, has recently resigned. Jon was a dedicated and hardworking member of the team, and we thank him for his service to the community. Cameron Waller has stepped into the chief technician role, and we are pleased to welcome back former staff member Will Fichera, who has rejoined the maintenance team.

When you see members of our maintenance staff around the property, please take a moment to say hello and introduce yourself. Summit View is a close-knit community, and small gestures of kindness help make it feel even more like home.

Summit View Grounds

It has been Summit View's practice to trim trees and shrubs throughout the property every two to three years, and McFarland has provided reliable service in the past. However, the current estimate for a full property-wide trimming is higher than this year’s budget allows. After careful consideration, the Board has decided to postpone the comprehensive trimming and plan for it in next year’s budget.

In the meantime, if you notice a concern with a particular tree or shrub, please notify the office. Our maintenance staff will review and address priority issues as needed. Thank you for your understanding as we continue to care for our shared landscape.

Homeowner's Energy Policy Act (HEPA)

The State of Michigan requires condominium associations to adopt a solar energy policy by April 2, 2026. The HEPA is intended to limit a homeowners association's ability to restrict or prohibit an owner from installing solar panels and other energy-saving devices. A sample policy was provided, and it seems that not much of it applies to our type of condominium community.

Effective April 1, 2025, Michigan’s Homeowners’ Energy Policy Act (PA 68 of 2024) restricts HOAs from banning rooftop solar panels on single-family homes. HOAs cannot enforce rules that decrease energy production by more than 10% or increase costs by over $1,000, must review applications within 30 days, and cannot require approval from neighbors. If you have questions about energy-saving devices you may wish to consider installing, please contact Mark or Juan at Walden Management.

Spotlight on Leila LeBlanc: Know Your Board

Leila LeBlanc grew up in Phoenix, Arizona, where in high school she was a winning varsity swimmer. After high school, her interest in computer science led her to college to earn a degree in Computer Science. After graduation, she found her first job in Texas, where she spent three years in the Engineering Department of a company there. Then last year, she became aware of a good engineering position here in Ann Arbor, So Leila and her S.O. moved here and found Summit View. When she heard at our Annual Meeting that we needed another candidate for the board, she told us about herself and was elected.

Leila still loves swimming; she also likes weightlifting and robots, and besides sports, she likes to crochet!  Read on to learn even more about Leila.
