March Housing Inventory is up 24% over last year!
There were 293 properties available as of 3/11 on Zillow/MLS (compared to 237 a year ago and 253 in February) in our 4 key markets. This is 24% growth and a continuation of the trend we have seen since last Fall. The fact that interest rates are at or below 6% depending on terms, foretells a robust Spring market ahead. The largest increases were in Multis (+47%) and Condos (+29%), with Cambridge (+31%) the biggest city gainer. On the flip side, Singles in total were down YOY by 7% which underscores the tight supply and bidding wars we are seeing with this housing type. It might make sense for more price-conscious buyers to revisit Condos or look further outside Greater Boston for single family homes. Nevertheless, we expect a strong surge in new inventory over the next few weeks as the warmer weather brings more listings (and buyers) back into the market.

Thinking about selling your house? While many home sellers wait until spring to put their property on the market, experts say there are advantages to listing sooner rather than later—especially this year.
For 2026, we actually think the "sell before the spring rush" conversation is even more important than last year, just for slightly different reasons. We’re starting to see mortgage rates come down from their highs, which is bringing buyers back into the market.

An Early Closing Could Save You Money—or Cost You Big. What Homebuyers Should Know
When purchasing a home with a mortgage, buyers typically expect to close (aka reach the last step in buying and financing) in about 30 to 60 days. This allows time for the lender to process the loan, verify the buyer's income and credit, plus schedule a home appraisal. And while cash purchases often move the fastest, those applying for a mortgage can also shave some time off the closing schedule if needed.
