Thoughts Moving Forward:

The future isn’t about replacing humans. It’s about amplifying them.

As we move into 2026, the winners will be those who think long-term, act intentionally, communicate clearly, and elevate the human role in a rapidly evolving landscape. The signals are all around us. The choice, as always, is how we respond.

Many Blessings,

Market Update:

Sonoma Valley’s December wrapped the year up nicely with a bit of a flurry of activity. With a 22% increase in number of listings; a mild 3% increase in the median list price; a 35% increase in the number of listings going into contract (pendings), and a whopping 63% increase in the number of closed sales, one might reflect that 2025 was a pretty good year. Two factors did not bring positive news with a 5% decrease in the median closed sales price and a pretty substantial increase in the number of days on market at 32%.

Digging deeper into these numbers, we admit we were a little surprised by the increase in the number of listings. As we had discussed last month, there seemed to be a trend toward taking the property off the market during the holiday season and possibly waiting until spring to relist. In comparison to many communities within the Wine Country, Sonoma Valley was an anomaly in this respect. The number of pendings and closed sales were not as much of a surprise but, again, the Valley’s numbers proved to be a surprise. Some have speculated that buyers have reconciled with the ‘low-6%’ interest rates recognizing that it is best to try not to “time the market” or the mortgage rates. Looking more closely at one's own personal financial situation as to the best or right time to buy may be taking hold.

So, by most accounts, the prognosis for the 2026 real estate market is looking pretty good. Maybe nothing too wild or crazy one way or another and possibly bordering on something close to stable. That might be a really good prognosis…not just for real estate, but for the economy as a whole. Who wouldn’t like that for the new year?
