Repeatability at scale the key to success for modular construction

So many factors suggest a promising future for modular home construction in North America.

There’s an urgent need for affordable housing, a shortage of skilled labour and the potential to optimize building process efficiencies in order to achieve higher profits.

Yet modular solutions in North America lag far behind many other countries.

Over 80 per cent of single family homes in Sweden and 28 per cent in Japan have used modular processes. Yet today, less than one per cent of Canadians live in modular homes. In fact, the Modular Building Institute estimates modular construction accounted for just over six per cent of total square footage for all new North American construction in 2022.

Construction sector sees highest GDP loss, led by decline in residential building

Prime Minister Justin Trudeau’s goal of building nearly four million new homes by 2031 is threatened by a slump in the construction sector, with residential building construction dropping by 2.3%—the largest decline since May 2023. This downturn, highlighted in a recent GDP report by Statistics Canada, contrasts with a modest 0.3% rise in Canada’s real GDP in April. Despite early 2024 recovery signs, the sector remains 24% below its April 2021 peak, complicating the government’s housing supply pledge. The Canadian Urban Institute estimates the required infrastructure investment at $750 billion, while the Canada Mortgage and Housing Corporation states 5.8 million new homes are needed.

CIB to fund energy retrofit program through GDI

The Canada Infrastructure Bank (CIB) has announced it has reached financial close on a $100-million investment with GDI Integrated Facility Services Inc. (GDI).

The financing supports deep energy retrofits of inefficient buildings across Canada through a new division of GDI, stated a July 2 release.

GDI’s new special purpose vehicle (SPV) will supplement the CIB’s investment with an equity investment by GDI and third parties. GDI’s subsidiary Ainsworth and its subsidiary, Énergère will source energy projects and provide turnkey design/build services.

The Grounding Meadow chosen as winner of OAA’s landscape design competition

TJust a few years after it undertook a net-zero retrofit of its Toronto headquarters, the Ontario Association of Architects (OAA) intends to transform the property landscaping.

Overlooking a ravine near the Don River, the headquarters at 111 Moatfield Dr. is going to be converted into a “more sustainable, accessible, artful and welcoming space.”

That’s the description the OAA is using in announcing the jury-selected winner of its landscape design competition.
