Hello Shafer Team Family!
As we look out at the world today, we see that our lives are increasingly busier and busier. Please try to slow down a little during this holiday season and reflect on the good fortune that so many of us enjoy. This is also the time to reach out and lend a hand to others that may be in need or are experiencing some difficulties in their world. Sometimes just giving an hour or two of your time to visit with someone can make a big difference. For others, the simple gift of food might help get them through the holidays with a little less anxiety.
Giving back is one of the most enlightening and heartwarming experiences that a person can do. We have made it a part of our team’s commitment to this community and to our family and friends that we will always do whatever we can to lend a hand, open our hearts and open our arms to others. We know and understand that the success that we have experienced for the past several years would never have been possible without our deep-rooted belief in giving back to others. Eat, drink and be merry….. We want everyone to have a fun holiday season, however please remember to also have a safe holiday season.
Warm wishes,
-Julie & The Shafer Team

Coldwell Banker Distinctive Properties Hosts Successful Coat Drive to Support Local Veterans
Coldwell Banker Distinctive Properties is thrilled to announce the overwhelming success of its recent coat drive. Thanks to the incredible generosity of their clients and the local community, a remarkable total of 201 coats were collected to benefit veterans and their families in our area. This year’s drive included an extra-special contribution—a client lovingly handmade 75 hats and scarves, adding a heartfelt touch to the donations.
All donations were delivered to the Western Region One Source Center, a vital organization dedicated to supporting veterans and their families in Western Colorado. The donations will help keep local veterans and their families warm this winter.
“We are deeply grateful to our agents, clients and community members who came together to make this coat drive such a resounding success,” said Julie Shafer, Realtor, Coldwell Banker Distinctive Properties. “Their generosity reflects the incredible spirit of care and support that makes Grand Junction such a special place to call home.”

These 5 Red-Hot Christmas Decorating Trends Are Coming to Town in 2024
in 2024, homeowners are poised to give their homes a holiday moment that is anything but quiet. At least, that’s what we’ve surmised after speaking with designers, trend forecasters, and retail authorities who are keyed in on what’s trending this year in the holiday decor universe. Whether it’s mirror-ball baubles, a profusion of ribbons, or edgy, neon-colored tableware—it’s clear we’re ready for a season of unrestrained jubilance.

A View So Good, These Homebuyers Pounced on a 10,000-Square-Foot House to Get It
A couple tapped Los Angeles design studio Commune to transform it into a “a kind of French boho ski chalet.”
When Jennifer and Alec Litowitz first visited the scenic resort town of Big Sky, Montana, in 2019, they fell in love with a view: Nearly 9,000 feet up, at the top of Andesite Ridge in the private, gated Yellowstone Club, was a gently sloped piece of land that peered out over the breathtaking surrounding mountains. There was, however, one minor issue: Construction of a 10,000-square-foot, seven-bedroom limestone house was already underway on the site. So, the pair, who are Chicago-area private investors and philanthropists, decided to buy it. “If we wanted that view,” Jennifer says, “this is how we were going to get it.”

Potential Seventh Street roadway changes
presented to public
The City of Grand Junction presented preliminary options for potential changes to the roadway on the Seventh Street corridor in order to better accommodate bike and pedestrian traffic through the corridor earlier this week.
About 200 people attended the meetings between an in-person meeting on Tuesday and Wednesday’s online meeting. Many of the attendees said they were at the meetings to protest any potential changes. However, other attendees supported improving safety for cyclists and pedestrians.
City of Grand Junction Mobility Planner Henry Brown said Seventh Street has been identified as one of the highest-priority bicycle and pedestrian corridors in the city through the city’s pedestrian-bicycle plan.

Happy December!
It is crazy to me that 2024 is almost over! As we wrap up the year I want to look back on what a great area we live in. I know this year has been a challenge for most of us, but we get so caught up on what is going to happen and our future struggles that we forget to be in the moment. We should be grateful for the little things, and the Grand Valley is full of them! We have majestic sunsets, beautiful lakes, good food, surrounding mountains, and much more!
As we go into the holiday season and New Year, I think we should all remember to stay thankful for everything we have.
Have a very Merry Christmas and Happy New Year!
See you next month!

CAM’S PET STOP
Happy December! This is Cam bringing you this month's adoptable dog. For this month, I chose a dog from Grand Rivers Humane Society. “Grand Rivers Humane Society (GRHS), focuses on finding loving homes for Grand Valley homeless local cats and dogs since 2005.” They are the only humane society that focuses solely on LOCAL homeless pets.
This month’s featured dog is Denver. He is a kind, playful dog who loves nothing more than a good adventure. He is a four-year-old male, black lab mix. He has been living outside at Mesa County Animal Shelter since July. He pulls while walking on a leash at first but quickly calms down. Even if you can’t adopt him, he would really appreciate a loving foster home to decompress. GRHS has adoption events every Saturday at Chow Down in the Redlands. Check their Facebook page for more information on adoptable dogs or cats.
Let's give Denver a home for Christmas!
I will see you next year :)
-Cam

No Bake Eggnog Pie
This No Bake Eggnog Pie recipe is the perfect dessert for the holiday season. With just 5 ingredients, it’s like a cup of creamy eggnog yet in a simple yet velvety pie form.
Eggnog is a famous thick drink during the Christmas season, much like pumpkin spice is to the fall season.
Yet I do love the holiday flavor and festive taste of eggnog spices.
