In Q2 2026, commercial market conditions across Upper Merion Township/King of Prussia (UMT/KOP) remained stable. Industrial and retail markets continued to perform strongly with vacancy rates remaining below 3%, reflecting continued tenant demand. Medical vacancy also remained stable at 9.9%. Life sciences vacancy remained at 23.2%, consistent with broader national market conditions as the sector continues to absorb space delivered during the pandemic expansion cycle.
This quarter, King of Prussia District reclassified the leasable office by class to better reflect today's office market conditions. Among 6.2M SF leasable office space, Class A office space accounts for 4.3M SF, followed by 1.7M SF of Class B space. Class C office space totals just 182K SF across eight properties, representing only a small share of the market. Across UMT/KOP office properties, excluding Renaissance Park and Discovery Labs, Class A office vacancy remained at 11.2%, while Class B vacancy increased to 15.2%. Overall office vacancy is 11.7% across competitive leasable office buildings and 10.0% when including owner occupied properties. Office and flex properties within Renaissance Park and Discovery Labs continue to be reported separately to reflect area's ongoing transition toward information technology infrastructure and other emerging uses. Overall office vacancy remained 29.8% across competitive leasable office space and 29.6% across all office inventory, while flex vacancy stood at 17.2%.
