For the last decade, the City of Bend has had its eyes on making the
Central District more pedestrian-friendly with high-density and mixed-use development. In spite of the city's best efforts, there has been little interest from developers to build under the current codes. The Urban Renewal Advisory Board seeks to have 200 new residences built by 2028 and is working on relaxing some of the requirements to make it happen. The Central District, in general does not lack for parking, and many of the less-traveled streets are not suitable for the mixed commercial use the zoning requires.
