🤣 Meme of the Week! 🤣

Thank you to Matt Devitt Weather

Quick Read from Rob:

Why buyers compare instead of evaluate:

I once watched a buyer walk through a genuinely lovely home and shrug. An hour earlier, she'd seen a worse home and lit up. Same budget, same neighborhood. The difference wasn't the houses. It was the order in which she saw them, and how she'd lined each one up in her mind.

That's when it really clicked for me: buyers almost never ask,

"Is this home good?" They ask, "Is this home better than the others I've seen?" It's not a considered judgment. It's a comparison, running quietly in the background of every showing.

Here's the pattern. People are better at ranking things side by side than at evaluating them in isolation. Your home is never being judged on its own merits. It's being stacked against every other home that buyer toured that day — the layouts, the prices, the little details, all jumbled together into a gut sense of "this one's worth more than that one."

The one lesson is this: your home doesn't just need to be good. It needs to win its comparison. That's why the homes down the street matter so much — not as a measure of your worth, but as the lineup from which your buyer is choosing.

My Suggestion: Present well against them, price smartly against them, and yours becomes the one that makes the others look overpriced.

I've seen an ordinary home win simply because it was the clear best value in its group, and a superior home lose because it sat beside something cheaper that felt "close enough."

You're not selling in a vacuum. You're competing in a lineup. The trick is being the obvious choice.

Curious how your home stacks up against what buyers are comparing it to? Reply "STACK."
