Just Thinking –

As we trudge our way through December, the short days, the cold, and the rain. Holiday parties, shopping and prepping for Christmas, so much going on in the world, we have so much to be thankful for. Some items in the news lately got me thinking about where we are right now and how much has changed and where we are going.

Henry Kissinger’s passing away last week at the age of 100, an individual that has been in the news for as long as I have been aware of politics. 100 years ago, when Mr. Kissinger was born, our world was such a different place, Things that we take for granted now were luxuries in 1924. A family car, a telephone, a radio were technological breakthroughs. Passenger flights in the 1920’s held a maximum of 20 people, flew at 3000 feet and was a slower form of transportation than the train.

It was 82 years ago, on Wednesday, “a day that will live in infamy” the Japanese bombed Pearl Harbor and launched the United States into World War II. The world had changed that day and we as a country were catapulted into a world power.  We just had the Sixtieth anniversary of President Kennedy’s assassination. We landed on the moon in 1969 and the Viet Nam war ended in 1975.

It’s been nearly a quarter century since Y2K when we all thought that the world was coming to an end and the terrorist attacks of 9/11 took place in 2001.

Time is moving forward; history is being made every day. Advances in technology are moving at breakneck speed, with cell phones and computers, we have world news at our fingertips. We can be anywhere in the world in a day. Bigger, better, stronger, and faster seems to be the mantra of the day.

When I look back on how far we have come, on how much has happened and how much the world has changed in the last hundred years, I can’t even imagine what the world will look like in 2124.

Does this make sense?

The Best Day of The Year to Buy a Home is Just Around the Corner
A new ATTOM analysis reveals the best day of the year to buy a home, based on the lowest premium above the automated valuation model (AVM).

And while a broader analysis of the best days for buying shows the month of October still offers lower premiums for homebuyers, January 9 emerged as the day with the lowest premium of the year at 3.8%.

On average, homebuyers are still paying more than market value (according to the AVM), but on January 9, they’re paying far less compared to the 14.4% premium they would pay on May 28th.

ATTOM’s data is based on its analysis of over 47 million single-family home and condo sales from 2013 to 2022.
IF JANUARY 9TH DOESN’T WORK…

Here are five more days offering lower premiums for homebuyers:

  1. December 4th (4.4% premium above market value)
  2. October 9th (4.4%)
  3. October 2nd (4.5%)
  4. October 10th (4.5%)
  5. September 7th (4.6%)

THE 5 BEST MONTHS TO BUY A HOME

ATTOM’s analysis also revealed the best months of the year to buy. At the national level, the five months with the lowest average premiums for homebuyers include—

  1. October (6.2% premium above market value)
  2. September (6.8%)
  3. November (6.8%)
  4. December (6.9%)
  5. August (7.6%)

THE 5 BEST STATES TO BUY (IN THE BEST MONTHS)

According to ATTOM’s study, the five states with the biggest discounts below full market value, during the best month for that state, are

  1. Michigan (-2.6% in October)
  2. New Hampshire (-2.1% in December)
  3. Hawaii (-1.8% in June)
  4. New Jersey (-1.7% in February)
  5. Illinois (-1.6% in October)

For this analysis, ATTOM reviewed all calendar days over the last ten years—2013 to 2022—with a minimum of 15,000 single-family home and condo sales. That amounted to 362 days (including leap year data), with the four exceptions being January 1, July 4, November 11, and December 25.
To calculate the premium or discount for homebuyers on a given day, ATTOM looked at homes with a purchase closing on that day and compared the median sale price with the median automated valuation model (AVM) for those homes at the time of sale.

Key Details:
  • ATTOM released its 2023 analysis of the best days of the year to buy a home.
  • While the month of October still offers homebuyers the lowest premiums, January 9 emerged as the day with the lowest premium at 3.8%.
  • ATTOM’s data is based on their analysis of over 47 million single-family home and condo sales over the past decade (2013 to 2022).

The road is frighteningly long if all you see is the end.
So, make reaching the end of the road your goal.
Step forward every day with a clear vision of the end.
Step after step, day after day moving forward.
You'll reach the end and achieve your goal and realize that the journey was the point all along.
