Single-Family Homes for sale in Deschutes County dropped to 198 active listings this morning, down one from last week. Ninety homes went pending, an increase of three from last week, while fifty-six homes closed. The median days a home was listed before closing last week was five. That means half the homes that closed last week sold in less than five days!
The median sale price in Bend last week was 655k, while the median list price was $1,087,500. Why such a large discrepancy? The chart below shows 13 homes sold at the bottom quartile with a median price of 575k, equal to the number of homes sold in the top three quartiles combined. Of particular interest is the days on the market of the different price points. The least expensive homes in Bend are selling considerably faster than homes listed for over $1M.
