In The Know

Pavilion Use:

Yes, the pavilion is First Come, First Serve, but this does not mean you can abuse it. Please read the rules for using the Amenity Center and Pool.

#12 on the Amenity Center Rules states: Permitted Users must clean up all personal belongings, trash, debris etc. after using the Amenity Center.

We do not have a full time porter or janitorial crew. The mess was charged to the Association in the tune of $100, which is then charged to the resident.

Haul your trash back to your home. Trash cans are for reasonable use. The dumpster is for Association use only. ACDI will fine the Association upwards of $500 if residential refuse is put inside.

You may have a maximum of 6 guests at the Pavilion. This is not for large gatherings. No alcohol, no off-leash pets, no smoking, no propping the gates.

Pool Monitors

We have pool monitors at the pool for the summer. They may be scheduled randomly, so go ahead and leave the alcohol and pets at home. Your coolers and bags will be checked.

Propping the gates is prohibited. The maintenance gates are for maintenance crews only. They are not an entrance or an exit.

Did you know you can be fined over $100 and have amenity access removed for these serious violations? Do not risk this...

You will be required to fob in. The monitor will not allow access if your fob does not work. They also can't do anything to help you gain access.

Please email if you have a problem with your fob and it will be addressed the following business day.

Why doesn't your fob work? Read here and see if this applies. If you find an issue and can fix it, awesome! Email the office so your fob can be updated.

Please review the rules for the pool and the amenity center before you make plans. Also, check the weather! If there is lightning nearby, the pool monitor will ask everyone to get out of the pool until 30 minutes after the last thunder rumble.

Fourth Supplement to the Community Manual

aka Pool and Amenity Rules

Thank you to everyone for keeping the umbrellas where they belong. Remember to close them when you are done using them. The wind can take them as far as into the creek. Once broken, they will not be replaced.

Did you know...

The Association has 10 Dog Waste Stations with bags positioned along the trail for your convenience. The Association does not have a "Pooper Scooper" contract.

Please take pride in where you live. Clean up after your pet.

Scat left behind is against the City's stormwater management plan. Plus it is just gross. The Association rules also state you should be cleaning up after yourself, which includes kiddos (trash/toys, etc.) and pets in your care.

Snakes

Wildlife is all around us. Be careful on the trail, as Cottonwood Creek will always be home to various types of wildlife.

The Association cannot manage wildlife. Please see the Wildlife page on our website for tips on staying safe.

Remember, humans are not a snake's prey. They will not chase you. Walk the opposite direction to avoid scaring any predatory wildlife you see.

Thank you to the resident who submitted this picture of the Western Diamondback on the trail.

Remember, pets must be on leash when outside of your unit. This is a city, county and Association rule. Here's a good reason to abide by it.

Landlords: Quite a few tenants are rejecting your mail. The most likely reason for receiving mail is due to a compliance issue, but billing statements can also be sent through the mail, which should stay personal to the homeowner. Please update your mailing address through the Resident Portal.

Townhome Front Yard Service: If your yard is not ready to be mowed, it will be skipped. Service will not be rescheduled. Please make sure all scat, toys, etc. are removed from the yard daily. The landscapers are typically here on Thursdays, however it could be mowed any other day as scheduling is not guaranteed due to various reasons.

Summer Parking: Please notify the office if you will have an recreation vehicle out. There are certain restrictions and recommendations regarding them due to our narrow streets. Without notifying the office, you could be sent a notice, which isn't something we like to do. Communication is key!

The Amenity Center parking lot is not a designated overflow parking. You must be utilizing the common areas while parked there. Towing is enforced at your expense.

It is wasp season! If you see an active nest, please report it. Check under tables before you sit!

Compliance Corner

Compliance drives are typically performed every other week. While the day of the week is usually Wednesday, this is not always the case due to scheduling or weather. That information was given to residents as a courtesy to assist with avoiding a notice being sent. However, the documents are legally binding and do state you must adhere to them at all times. A notice can be sent from a regular drive, a Board drive, a resident complaint, or a city complaint.

It is mowing season. Please mow your yards weekly.

Please make sure weeds are treated with a post-emergent or pulled by hand. Read the instructions, as there are temperature guidelines for certain applications.

Trash cans must be stored out of view when it is not your trash day.

Remember, if you park in the alley or fire lane, you can be towed at your expense.

Please slow down. Our speed limit is 30 mph. There are a lot of children and pedestrians in the neighborhood.

Speeding is not saving you a significant amount of time. Seconds, at most.
