Shane's Market Insights

As ski season winds down, I thought it would be a fun change to do some analysis of the area's "ski in/ski out" properties. Soon, we'll have some options at Brundage Mountain to include, but for now, we'll look at the data from Tamarack over the last six years.

Check out the jump in the median price between 2019 and 2020! That was a 62% price increase in one year alone! Overall, Tamarack properties have seen a total increase in median price of 157%, an average of 26% per year.

Tamarack Sales Data:

Sales volume is trending up overall, and homes are spending fewer days on the market compared to 2019. Prices trended down slightly between 2023 and 2024 - we'll be watching whether that's the start of a trend or a result of the mix of home types and sizes being sold.

Spring Listing Tips

If you're considering putting your house on the market this spring or summer, now is the time to get to work on seasonal maintenance.

Spring is one of the busiest seasons for real estate, but in places like McCall, where snow lingers well into April, it’s important to factor in some unique challenges.

Snow-covered roofs, icy driveways, and winter-worn exteriors can impact a buyer’s first impression, which means it's essential to plan ahead. In this guide, we’ll walk you through the key steps to prepare your home for listing, with tips tailored to our mountain environment.
