Second Installment Tax Bills

Due Monday, December 15, 2025

The Cook County Treasurer's Office will soon post 2024 second installment tax bills online. Paper tax bills should arrive in the mail on or soon after Friday, November 14. You can obtain a copy of your 2nd installment tax bill and pay online at www.CookCountyTreasurer.com.

Chicago taxpayers will see last year's reassessment increases on these 2nd installment tax bills.

2025's Record Busting Assessment Increases

Dennis Rodkin of Crain’s Chicago Business has written multiple articles examining changes in property market values and 2025’s new assessment values. We’ve included links to 2 of these articles in which Mr. Rodkin interviewed Senior Tax Analyst Andrea Raila about the accuracy of the Assessor’s proposed reassessments. Click these links to read about 2025’s skyrocketing assessments and 2025’s sale prices.

Independent examination of the Cook County Assessor's Office sales database demonstrates the absence of sales above $13 million prior to 2025.

Check Your Property Tax Exemptions!

Exemptions appear on second installment tax bills. You can verify which exemptions you're currently receiving or are missing by entering your property address or PIN on the Cook County Assessor's website. Homeowners may be eligible for up to 4 exemptions on their primary residence. Verify that you're receiving all of the exemptions to which you're entitled by reviewing eligibility requirements.

Illinois tax law allows only 1 to 4 property tax exemptions on your primary residence. Duplicate exemptions on other homes you own in Illinois or any other state can be back taxed! Exemptions are often automatically applied or fail to be removed. See the Cook County Assessor's website for exemption waiver forms and erroneous exemption guidelines.

2025 Reassessment of

the North and Northwest Suburbs

The Cook County Assessor is reassessing all properties in Chicago's north and northwest suburbs in 2025. Residential property owners in these townships - Norwood Park, Evanston, New Trier, Elk Grove, Maine, Northfield, Barrington, Leyden, Palatine, Wheeling, Schaumburg, Niles, and Hanover - have seen average assessment increases ranging from 12% to 30%.

The Assessor's Office will close 2025 appeal filing for the last township on December 22nd; however, many townships still have 2025 appeals pending at the Cook County Board of Review. Appeal filing dates are posted on the Cook County Assessor's website.
