A Message from Your Community Manager
2027 Budget Update: The ShadowGlen approved the 2027 Budget in their open meeting held last night, October 26th. There was much discussion on the best way to protect the Association for the upcoming year, especially in contracted services such as lifeguard and security. In an effort to minimize the financial impact on owners, the Board reduced the security expense by eliminating the Travis County Off Duty Patrols for 2027. The quarterly assessments will remain the same in 2027 - $240.00 due January, April, July and October. The finalized budget is currently being uploaded in the resident portal and will be shared with each owner.
Investment Policy: The Board has directed management to draft an Investment Policy for ShadowGlen. This will be a formal set of guidelines that governs how the ShadowGlen Board of Directors manages, protects, and invests its surplus operating and reserve funds. It will prioritize the safety and protection of principal over high yield returns, ensuring funds for major repairs are not lost to market risk. It will also provide rules to balance low-risk protection, immediate cash availability for upcoming capital projects, and modest growth. This policy will also protect the board members by proving prudent, compliant decision-making that avoids reckless speculation, excessive fees, or uninsured bank exposure.
Playground Equipment Replacement Update: The Board approved the recommendations of the ShadowGlen Playground Equipment Replacement Ad Hoc Committee. This project will use $350,000 of the Association’s reserve funds to completely remove the Amenity Center Playground and remove the wood-fiber. The new equipment will include a nature-themed 5 to 12-year-old tower, dedicated 2 to 5-year-old play structure, two-bay swings, swing seats, four-seat seesaw, safety sign, concrete ADA ramps, new wood fiber and separator, wear mats and three benches. Kraftsman Commercial Playgrounds will be finalizing renderings showing all components of this project and will be shared & displayed by the end of this week.
Holiday Lighting: The Board approved the installation proposal from Holiday Expressions to decorate the exterior of the Amenity Center and the three entrances. A call for volunteers will be sent out to the residents to install additional lights and decorations for each neighborhood entrance including the Kira Lane roundabout. The intention of this volunteer opportunity is to create shared ownership, foster casual connection, boost collective well-being as well as provide a community event that gives back to the Association. Be on the lookout to sign up for this great way to start off the holiday season with a spirit of joy, hope, warmth and togetherness.
Next Board Meeting – November 30th at 6:30pm: The next open Board Meeting will be held both in person at the Amenity Center as well as virtually via Zoom webinar.
Fourth Quarter Assessments: The October assessments must be received by the 30th of the month to avoid a $25 late fee and $25 delinquency administrative fee. Any account with a balance of $100 or more due as of October 31st could also lose access to the amenities and events. Payments can be made in person at the Amenity Center, on-line using the BUURT resident portal, or pay by mail.
