One of the biggest misconceptions I hear right now is that buyers have disappeared.

They haven't.

In fact, many buyers are actively watching the market, touring homes, talking with lenders, and waiting for the right opportunity. What's changed is how they're making decisions.

A few years ago, buyers felt pressure to act immediately. Homes sold quickly, multiple offers were common, and many people felt like they had to make decisions fast.

Today's buyers are approaching things differently.

They're comparing options, paying attention to monthly payments, and taking a little more time before making an offer.

And honestly, I don't blame them.

Here's what I'm seeing:

1. Buyers have more choices.

Inventory has improved compared to recent years, giving buyers more opportunities to find a home that truly fits their needs. Nationally, economists continue to point to increased inventory as one of the biggest shifts in today's market. Buyers no longer feel the same urgency they did during the height of the market frenzy.

2. Pricing matters more than ever.

Homes that are priced realistically are attracting attention and selling. Homes that are priced based on yesterday's market often sit longer. Across the country, buyers are rewarding sellers who understand today's affordability realities.

3. Buyers are focused on payments, not just price.

Interest rates remain an important part of the conversation, and buyers are paying close attention to affordability. Many are evaluating the total monthly payment rather than focusing solely on the purchase price.

4. Confidence is growing.

While affordability challenges remain, many housing economists expect more transactions in 2026 as inventory improves and buyers gain more options. The market isn't booming—it's balancing.

The mindset shift that matters:

Instead of asking,

"Where did all the buyers go?"

Ask,

"What are today's buyers looking for?"

The answer is simple: value, confidence, and a home that feels worth the investment.

The good news is that buyers are still out there.

They're just making thoughtful decisions.

And in many ways, that's creating a healthier market for everyone.

If you're wondering how today's market affects your plans—whether buying, selling, or just exploring your options—I'm always happy to share what I'm seeing locally.

No pressure. Just perspective.

Warmly,

Jill

Klamath Residential Market Summary – May 2026

The Klamath County market remained active in May, with both sales and pending activity increasing significantly compared to last year. While inventory remains healthy, buyers are still moving when homes are priced and presented well.

Key Highlights

  • 74 homes sold in May, up 34.5% from May 2025. Year-to-date sales are up 24.4%.
  • 94 homes went pending, up 36.2% from last May, indicating strong buyer activity heading into summer.
  • Median sale price: $322,250, up 3.9% year-over-year.
  • Median active list price: $385,000, up nearly 7% from May 2025.
  • Months of inventory (absorption rate): 6.15 months, down from 7.08 months a year ago. Inventory is being absorbed faster than last year, though we're still in balanced market territory.
  • Average days on market: 70 days, compared to 63 days last year. Homes are still selling, but buyers are taking more time and being more selective.
  • Sold-to-list price ratio: approximately 94.6%, the highest level we've seen in nearly a year, suggesting sellers are receiving stronger offers when homes are priced appropriately.

What This Means

The Klamath market continues to move toward a healthier balance. Buyers have options, but they're still making purchases when homes are well-priced and move-in ready. The increase in pending sales is particularly encouraging, as it indicates continued activity in the coming months. Meanwhile, sellers who focus on preparation, presentation, and pricing strategy are seeing success despite slightly longer marketing times.

My Take

This isn't a seller's market anymore, but it's not a buyer's market either. At just over six months of inventory, we're sitting in a balanced market where strategy matters more than speed. The good news is that buyers are still buying, homes are still selling, and the market remains healthy.

Sellers who understand today's buyers and position their homes accordingly are seeing the best results.
