The Las Cruces housing market remained remarkably steady this week as we approach the end of October. Active listings held unchanged at 895 properties, while available site-built homes increased slightly from 849 to 851, giving buyers a few additional options. The absorption rate edged up from 5.04 to 5.06 months, meaning there is currently just over five months of housing inventory available at the current pace of sales. This continues to reflect a relatively balanced market, with inventory levels showing very little movement from the previous week.

Buyer activity softened slightly, with properties under contract decreasing from 235 to 227, a decline of eight homes. New-to-one-year listings also dipped from 187 to 183. Condo inventory increased from 13 to 14, manufactured homes declined from 46 to 44, and townhouse inventory rose from 26 to 29. These relatively small changes across the different housing segments suggest that the market continues to maintain a consistent pace as we transition further into the fall season.

Overall, the Las Cruces real estate market continues to demonstrate stability and resilience, with inventory holding steady and the absorption rate remaining just above five months. Buyers are benefiting from a good selection of homes and more time to make informed decisions, while sellers should continue to focus on competitive pricing and strong property presentation. With 227 homes still under contract, there is continued buyer interest in our market, creating positive opportunities for both buyers and sellers as we head into November. 🏡📈

Absorption Rate Definition-

The Absorption Rate, in Months chart shows how long the current inventory of properties would last at the current rate of sales.

If no new properties were added to the market, and sales continued at a steady pace, the Absorption rate indicates the number of months required to sell all the properties on the market.

Absorption rate is based on two numbers:

  • The number of active listings
  • The average number of listings sold per month for the previous n months.

The number of active listings is a "snapshot" of listings active on a single day (the 15th of the month). The number of months of sold listings, here, is 12.

The formula is Absorption Ratio = A ÷ N

Where A = listings active on the 15th of the month, and

N = the average number of listings sold during each of the previous 12 months
