Dear Dulles Farms Residents,

We hope everyone is enjoying their summer and the community amenities. We would like to remind you that if you or a guest has any issues with one of our vendors to include pool management, lifeguards, landscapers, etc., to please bring all concerns to our attention. Please do not engage with the contractor directly. If there is an incident or misunderstanding that occurs with one of our vendors during normal business hours, or after hours, we ask that you contact us immediately at 703-542-7555 or manager@dullesfarms.com. Please leave a detailed message or email and it will be responded to following the next business day. Since we work closely with our vendors, we appreciate you bringing delicate matters to our attention. We appreciate your understanding and cooperation.

Annual Community Inspections & Property Access - Easement For Upkeep

Dear Homeowners,

Our annual community inspections are currently underway, conducted by our Covenants Administrator, Shelby. These routine walkthroughs are a vital part of protecting our community's property values, ensuring compliance with our shared guidelines, and identifying any maintenance or safety items that need attention.

In light of these active inspections, we would like to remind all residents of Article 3, Section 3.3 (Easement for Upkeep) of the Declaration of Covenants, Conditions, and Restrictions. This section grants the Association, its Managing Agent, and authorized representatives a legal right of access over, under, and across the exterior portions of any property to conduct official business, including these inspections. The full document is available in your resident portal.

What to expect during the walkthrough:

  • Identification: For your peace of mind and easy identification, the Covenants Administrator will always be wearing a high-visibility safety vest with "Dulles Farms" clearly printed on the back.
  • Courtesy Notification: As a courtesy, the administrator will make an effort to knock on your front door and announce their presence before beginning the exterior inspection of your lot.

A Special Note for Townhome Residents: To ensure a complete and fair inspection for all properties, the exterior backyard must be reviewed. If your townhome gate is locked, or if the backyard is otherwise inaccessible, please note that the Association's easement rights grant permission to take necessary inspection photographs over the fence line to document the condition of the lot.

Stay Updated on the Schedule: Please keep an eye on our weekly Constant Contact emails. The active inspection schedule and upcoming streets will be updated and posted there every week so you know when to expect us in your area.

To ensure the process goes smoothly, we kindly ask that you check the weekly schedule, ensure gates are left unlocked, and keep pets securely indoors or properly restrained on your scheduled days. This ensures the inspections can be completed safely, quickly, and efficiently.

Please do not hesitate to reach out to Management with any questions or concerns via email DulFarms@CiraMail.com or by phone 703-542-7555

Celebrating Our Grads!

Dear Neighbors,

As the school year comes to a close, we want to congratulate all of our students on their hard work, achievements, and graduations!

To help families celebrate these wonderful milestones, the HOA Board is temporarily relaxing our standard sign restrictions.

🎓End-of-School Yard Sign Guidelines Details:

  • What’s Allowed: School spirit, "Congratulations Graduate," and end-of-the-school-year celebratory yard signs.

  • Timeline: Signs may be displayed starting immediately and must be taken down by Wednesday, July 1.

  • Placement: Please ensure signs are placed neatly within your own front yard and do not block sidewalks, sightlines for drivers, or neighboring properties.

Standard HOA property guidelines regarding signs will go back into effect on July 2.

Thank you for your cooperation in keeping our community looking its best while we cheer on our local students. Have a fantastic, safe start to your summer!

Warm regards,

The Management Team!
