June 2026

As we head into summer, the market is beginning to shift into a slightly slower pace as school lets out and travel season begins. Homes may spend a little longer on the market in the coming months, but serious buyers are still active, and well-prepared homes continue to stand out.

We’re also seeing movement in the higher-end market, with some luxury and newly built homes selling more quickly, potentially signaling tighter inventory in the builder spec space. One thing remains consistent across every price point: thoughtfully staged and strategically presented homes are still outperforming the competition.

This month, we’re sharing a recent staging success story, company updates including our new warehouse location, behind-the-scenes moments from our team, and a closer look at how to properly prepare your home for staging.

Let’s get into it.

From first impression to final offer, staging is your property’s silent closer.

We look forward to welcoming new clients and continuing to grow alongside this incredible industry.

SWEET SUCCESS

From First Showing to Fast Offer

This month’s featured success story takes us to 627 Ava Cir NE in Washington, DC, a newly built home represented by Steven Watson that sold in just 3 days on the market and closed $105K over asking.

In a market where buyers are becoming more selective, this sale is another reminder that strategic presentation still creates strong momentum. Thoughtful staging helps listings stand out online, create emotional connection during showings, and ultimately drive stronger results.

In this open-concept main living area, our goal was to help buyers immediately understand how the space could function while creating a warm, inviting first impression. We used a light, neutral palette, balanced furniture placement, and layered textures to emphasize the natural light, generous room proportions, and seamless flow between the living, dining, and gathering spaces.

By defining each area without overwhelming it, the home felt both aspirational and approachable, allowing buyers to envision themselves living there from the moment they walked through the door.

In the primary bedroom, our focus was on creating a peaceful retreat that immediately felt inviting and livable. Soft neutral tones, layered bedding, and carefully scaled furnishings helped showcase the room's size while creating a sense of comfort and refinement.

By keeping the design clean and intentional, buyers could easily appreciate the natural light, spacious layout, and functionality of the room. The overall presentation helped transform the bedroom into a space where buyers could envision themselves unwinding, recharging, and truly feeling at home.

Even smaller spaces deserve thoughtful attention. In this powder room, we used simple accessories, artwork, and soft styling elements to complement the existing finishes and create a polished, welcoming feel. The subtle details helped elevate the space without overwhelming it, ensuring every room in the home felt intentional and cared for. Buyers may not spend much time in a powder room, but these finishing touches contribute to the overall impression of quality and completeness throughout the home.

Congratulations to Steven Watson and everyone involved in this successful sale. In a market where buyers have choices, thoughtful presentation continues to be one of the most effective ways to create urgency, build emotional connection, and help a listing stand out. We’re grateful to have partnered on another property that delivered exceptional results!

BEHIND THE SCENES

A New Home For Staged Interior | Warehouse Move

Big things have been happening behind the scenes at Staged Interior. This month, we officially moved into our new warehouse at 22815 Glenn Dr, Suite 102 in Sterling, Virginia, giving us more space to expand our inventory, streamline operations, and continue serving our clients, builders, and real estate partners throughout the DMV area.

This move is about more than just a new address. It's an investment in the future of our company and the relationships we continue to build across the industry. We're also putting the finishing touches on a new conference room that will soon be available for our partners to use at no cost for meetings, presentations, and client discussions.

We'll be sharing more photos, updates, and details from the new space in the coming weeks. Stay tuned as we continue settling into our new location.

TRICKS OF THE TRADE

The 3 D's Of Staging Prep

Declutter. Depersonalize. Deep Clean.

Preparing a home for staging starts long before the furniture arrives. One of the most effective ways to set the stage for success is by focusing on the three D's: Declutter, Depersonalize, and Deep Clean. Removing excess furniture and belongings helps rooms feel more open and spacious, while taking down personal photos and memorabilia allows buyers to envision themselves living in the home. A thorough deep cleaning adds the finishing touch, creating a fresh, well-cared-for first impression.

These simple steps create the ideal foundation for professional staging and can dramatically enhance the overall presentation of a property. The easier it is for buyers to picture themselves in the space, the stronger the emotional connection becomes, and that's where great staging truly begins.
