HOLIDAY OFFICE HOURS
In observance of the Christmas Holiday, the HOA Management Office will be closed:
- Wednesday, December 24th,
- Thursday, December 25th
- Friday, December 26th
Management will be monitoring emails to address emergencies that cannot wait until the next business day.
The office will reopen on Monday, December 29th and will close for the New Year:
- Wednesday, December 31st at 2PM
- Thursday, January 1, 2026
- Friday, January 2, 2026

Westridge Condos: For any after-hours issues pertaining to the Westridge Condos, please call SCS at 301-446-2635.
For serious matters that need immediate attention, we do recommend you contact the Sheriff's Office Non-Emergency number at 703-777-1021.

PATRIOT DISPOSAL
TRASH COLLECTION 2025-2026 RESIDENTIAL COLLECTION HOLIDAY SCHEDULE
CHRISTMAS DAY
THURSDAY, DECEMBER 25, 2025:
Patriot Disposal office will be closed, and no services will be provided.
• Thursday's regularly-scheduled services will be provided on Friday, December 26, 2025.
NEW YEAR'S DAY
THURSDAY, JANUARY 1, 2026:
Patriot Disposal office will be closed, and no services will be provided.
• Thursday's regularly-scheduled services will be provided on Friday, January 2, 2026.

CHRISTMAS TREE COLLECTION:

Christmas trees will be collected during the first full 2 weeks of January (January 5 - January 17) on your yard waste collection day.
- All tinsel and decorations must be removed, and trees should not be placed in plastic bags.

If a tree is placed curbside for collection on yard waste collection day and is not picked up, please advise residents to LEAVE IT OUT at the curb and collection will be completed as soon as possible.
Dulles Farms Community Yard Waste Day is Monday.
The last day for regular scheduled yard waste pick up will be Monday, December 22, 2025
Unless otherwise posted, it will resume the 2nd week of March.

IMPORTANT POND SAFETY INFORMATIONPLEASE READ!!
NEVER ATTEMPT TO WALK, PLAY, SKATE OR DO ANY OTHER ACTIVITY ON FROZEN PONDS!
Please be sure to practice safety around all ponds! It may seem that the ice is thick enough to walk on, but the actual strength of the ice may be far less than it appears, particularly when temperatures exceed the freezing mark. Our ponds are stormwater ponds which flow and operate differently than a regular pond and do not freeze in the same manner.
Keep a safe distance from the edge of all ponds and DO NOT ENTER ponds at any time as this is a VERY DANGEROUS practice.
INFORM YOUR CHILDREN!
We ask that you follow this warning and relay this very important information to any children in your household.

2026 Assessment Coupon Booklets

HOA Assessments
The approved 2026 operating and reserve budget was mailed to all homeowners. Please CLICK HERE to view the 2026 Budget mailing which includes your 2026 monthly assessments amount.
If you received a coupon book in the mail, please disregard it as there is a misprint and new coupon books have been ordered.
If you utilize bill pay through your own personal online banking or ACH, be sure to update to the new 2026 assessment amount.
If you pay your assessments via direct debit through the Resident Portal or you are a Condo owner, you should will not receive a Dulles Farms coupon booklet in the mail.
Condominium owners: your booklets will come directly from your Condo Association and will include both assessment amounts from the Condo and Master Associations. Any changes in your condo assessment rates will be communicated separately by your Condominium Association.

Please Secure Your Trash!
Please be sure to secure trash cans lids and recycling items when placing trash at your curb, especially on windy days. This practice will help avoid loose trash from blowing into common areas or neighboring properties.
Residents are asked to take the following actions if possible:
· Please check and pick up your surrounding areas for trash and recycling that may have been wind-blown from your bins.
· Do not place loose debris or objects around the outside of your home (boxes, cartons, paper/newspaper, etc.).
· Make best efforts to retrieve your trash and recycling bins shortly after collection to prevent damage from wind-blown bins.
· If you have any outdoor furniture, grills, etc. please make sure they are secure.
This not only is a respect to your property, your neighbor's property, but to the entire community and surrounding areas!

Letters to Santa!!!
Come stop by the Westridge Clubhouse anytime during or after business hours to drop off your letters to Santa in the mailbox located outside the entrance! The deadline to drop off your letters is December 22nd.The letter template is located next to the Santa Mailbox and you can also print one if you CLICK HERE!
