The Tennis and Pickleball Courts at Sincuidados are a treasured amenity, offering residents an active and engaging space to enjoy sports and recreation. With 25–30 bookings per week, they are a hub of activity. However, after 25 years of use and multiple maintenance efforts, the courts show signs of significant wear. To ensure their longevity and safety, the community is embarking on a court restoration project that promises a better playing experience.
The Sincuidados courts were originally constructed in 1999 with a concrete base. In 2003, the ProBounce surface—a carpet-like overlay—was installed to address cracking and water infiltration. Over the years, the courts have undergone three repaintings to maintain their appearance. However, the ProBounce surface has reached the end of its life, with bubbling, hollow spots, and other issues making regular use challenging and potentially unsafe.
Adding to the challenges, the courts were built near an arroyo, where groundwater could seep up through the concrete slab, exacerbating surface damage. To mitigate this issue, our HOA completed essential drainage improvements in July 2023.
After extensive research conducted by the Sincuidados Courts Committee in 2024, a post-tension concrete overlay was identified as the best long-term solution. This approach will involve pouring six inches of cement over the existing courts, embedding tension cables to prevent cracking, and adding a double vapor barrier to block groundwater infiltration. These enhancements, paired with the recent drainage improvements, are expected to resolve long-standing water issues and ensure the courts' durability for decades.
The court colors will retain the familiar US Open blue and green design. Court 2 will continue as a dual-use tennis and pickleball court, featuring yellow pickleball lines as the primary markings, a choice endorsed by pickleball players for improved visibility. The project also includes the installation of new tennis nets.
After reviewing proposals from three shortlisted court builders, the Board selected Elite Sports Builders to complete the project. Known for their expertise and strong ties to the Valley, Elite Sports Builders is also the preferred sports court contractor for the City of Scottsdale.
Work on the courts is scheduled to begin on May 5, 2025, with an expected completion timeline of 70 days. During this time, the courts will be unavailable for use.
Residents are encouraged to reach out to the Sincuidados Courts Committee with any questions about the restoration project. The committee is committed to ensuring transparency and addressing any concerns members may have during the process.
