Sea Pines CSA Board of Directors Meeting Held 5.16.23



At the Sea Pines CSA Board of Directors meeting held on Tuesday, May 16, 2023, the Board received updates from Sea Pines CSA Board Chair, David Ellis; Sea Pines CSA President, Sam Bennett; Sea Pines CSA Management, and a Financial Report including a review of Critical Infrastructure Activity and the 2022 Audited Financial Statements.

Memorial Day Hours for the Sea Pines CSA Admin Office, ARB & Sea Pines Community Center

Friday, May 26: Closing at 2:00 PM

Monday, May 29: Closed

All other Sea Pines CSA offices will remain under normal operating hours.

Commercial Vendor Holiday Access Restriction on Memorial Day

Vehicles with commercial decals or commercial passes are not permitted in Sea Pines on the following days: Thanksgiving Day, The Day after Thanksgiving, Christmas Eve, Christmas Day, New Year’s Day, Easter, Memorial Day, Fourth of July, and Labor Day.

This restriction does not apply to pool companies, housekeeping, and deliveries to commercial entities. For emergency access for service providers on these holidays, please contact Sea Pines Security Dispatch at 843.671.7170.

Sea Pines CSA Annual Assessment Reminder

The Finance Department began assessing late fees to overdue 2023 balances as of Monday, May 1, 2023. 

On June 1, 2023, guest and rental pass privileges will be suspended for property owners with outstanding balances for their 2023 Annual Assessment. To pay your assessment online, click here. For questions, or if you need a copy of your invoice, please contact our Finance Department by email at traceym@csaseapines.com.

We sincerely appreciate all property owners who have remitted payments timely.

Line Striping to Occur Next Week on Greenwood Drive near Club Course Drive

Localized line striping to occur next week on Greenwood Drive in proximity to Club Course Drive, weather permitting. Please use caution driving in the area and observe and obey all traffic management personnel, signage, and devices.

Sea Pines Drive Phase 3 Infrastructure Improvement Project Update

• Work will be performed Monday - Friday from 7 am - 6 pm. Traffic control will be present in the work zone, as needed.
• Site clean up and restoration are in progress.
• Please observe and obey all traffic management personnel, signage, and devices.

Sea Pines Drive Roadwork In Progress

• The installation of roadway reflectors is scheduled to be completed next week, weather permitting.
• Single-lane road closures and flagging operations will be in place.
• Please use caution while driving in this area.

Wagon Road Roadway Resurfacing Complete

• Line Striping on Sea Pines Drive in proximity to Wagon Road scheduled for next week, weather permitting.

Sea Pines CSA Boardwalk #45 Replacement In Progress

Replacement and construction work on Boardwalk #45, located between Green Heron Road and Sandhill Crane Road, is in progress and will continue through next week, weather permitting.

The beach boardwalk access will be closed to all pedestrian traffic during this time. Please use Beachwalks #44 or #46 as alternate routes to the beach.

Roadway Repair on South Sea Pines Drive and Audubon Pond Road In Progress

Today, Sea Pines CSA and crews from the South Island Public Service District began an emergency repair and investigation of a depression in the road on South Sea Pines Drive and Audubon Pond Road. Work is anticipated to take 1 day. Traffic control is in place. Please use caution while driving in the area.

Asphalt Repairs along Roadways and Leisure Trails Next Week, Weather Permitting

Tree Care Management

Roadside tree trimming along Calibogue Cay Road followed by Woodbine Place to occur next week, weather permitting.

Stormwater Maintenance

Drainage pipe and catch basin cleaning along Mockingbird Lane will occur next week, weather permitting.

Stormwater Repair

Ditch cleanout on Spanish Moss Road will occur next week, weather permitting.

2023 Sea Pines Seasonal Trolley Service Begins Friday, May 26th

Trolley Service to the Blue, Green, and Red Routes will operate with the following service times from May 26th-September 4th:

• Blue Route: 9am - 10pm
• Green Route: 10am - 10pm
• Red Route: 4pm - 10pm

Sea Pines CSA Beach Shuttle Moves from Lot 4 to Lot 8 on Saturday, May 27th

The Beach Shuttle will operate from 9 AM- 5 PM, seven days a week, weather permitting.

• April 18 – May 26: Lot 4 at Governors Road and Greenwood Drive
• May 27 – September 5: Lot 8 near Fraser Circle on Greenwood Drive 

Who can use the beach shuttle service?

• Sea Pines property owners
• Sea Pines property owners' personal guests and family members
• Sea Pines weekly rental guests
• Long term renters and their personal guests

Mailbox and Mailbox Post Appearance Reminder

Mailboxes and mailbox posts shall be properly labeled and maintained in good repair. (Pictured: example of a faded mailbox in need of replacement)

South Island Public Service District Potable Drinking Water Pipeline Upgrade Project

SIPSD, the utility company providing water and wastewater services in Sea Pines, has begun their major infrastructure upgrade and replacement project to their potable water drinking line from Dunnagans Alley to Baynard Park Road, inside of Sea Pines.

SIPSD has provided the following project update:

• SIPSD Water Line installation and boring lateral water lines to residential properties along Plantation Drive is in progress.
• This week, SIPSD will connect the new water line to the existing 8” water main near Greenwood Drive and Plantation Drive near Heritage Farms. Work will occur during overnight hours and will last approximately five hours each night.
• Traffic control will be provided. Please use caution while driving in this area.

Sea Pines CSA Community Shredding Event Reminder

When: Tuesday, May 23, 2023, from 10:00 AM – 12:30 PM

Where: Sea Pines Center Parking Lot, 71 Lighthouse Lane

This event is open to all property owners on a first come, first-serve basis. Please review the following:

• Please do not pull up to the truck and drop bins/bags off, everyone will need to get in line. If you need assistance, please park your car and an attendant will come over.
• Please be prepared with your documents ahead of time. Staples and paper clips may remain on your documents; the documents must be removed from binders.
• Commercial quantities are prohibited.

Sea Pines CSA to Host OneBlood Community Blood Drive

The OneBlood Blood Drive Mobile will be in Sea Pines on Tuesday, May 30th from 9:00 AM – 2:00 PM at the Sea Pines Community Center Parking Lot, 71 Lighthouse Road.
