The headlines say it’s a buyer’s market. That conditions are cooling. That navigating real estate right now feels challenging at best. But step into the world of luxury real estate, and you’ll find a more nuanced reality.
The high-end property market has always been a category apart — shaped by different motivations, different fundamentals, and sophisticated buyers and sellers who think long-term about their wealth preservation and investments. The Mid-Year Report from the Coldwell Banker Global Luxury® program offers a closer look at how the luxury sector is performing now, and what’s likely ahead for 2025 and beyond. Backed by fresh data from the Institute for Luxury Home Marketing and insights from a survey of over 200 Luxury Property Specialists, it paints a clearer picture of this exclusive segment.
Consider this your insider’s guide to the latest luxury real estate trends:
1. Sellers Are Getting Their Prices (If Their Homes Check the Right Boxes)
Despite all the chatter about a cooling market, overall luxury prices aren’t budging so far. Single-family median sold prices notched up 1.8% year-over-year and 8.0% over 2023 according to data compiled by the Institute for Luxury Home Marketing (the "Institute") for the report. Meanwhile, attached median sold prices rose 8.4% year-over-year and 16.5% compared to 2023, mostly driven by demand for premium condos in trophy markets like NYC and LA. “We are still seeing bidding wars for competitively priced homes,” says Dr. Jessica Lautz, Deputy Chief Economist and Vice President of Research at the National Association of REALTORS® (NAR). For sellers, here’s the takeaway: if your home is competitively priced, turnkey with sought-after amenities, and located in a proven trophy market, you’re still well-positioned to command a premium and get your price.
2. Inventory Hits a Sweet Spot
Buyers, rejoice! Finally—there are more properties to choose from. Luxury home inventory reached a two-year high in May. Inventory for single-family homes is up 40.4% and 42.6% for attached properties since 2023, per the Institute. This is giving buyers more breathing room and negotiating power, but there’s a catch: the most desirable listings are still selling quickly — and often at premium prices.
3. Single-Family Homes Lead the Pack
If you’re planning to list a single-family home this year, you might have an edge. These properties remain the standout performers in the luxury space right now — with sales up 1.7% year-over-year and 9% over 2023, as the Institute data shows. Demand is holding steady even as inventory grows. Meanwhile, attached homes have experienced modest softening, as buyers in this segment are more rate-sensitive and new supply has been slower to come online.
4. The Market Balances Out
Is it a buyer’s market? The answer: it’s complicated. In some areas, buyers may have a bit more leverage now; in others, sellers still hold the advantage. But overall — when the Institute tracked data across 120 U.S. luxury markets — the numbers from the Institute tell this narrative: the market is healthier and more balanced than it’s been in years. Through May 2025, Days on Market averaged 31 days for single-family homes and 28 days for attached properties. Sale-to-list ratios held firm above 98%. While sales ratios have dipped slightly, they signal slightly more negotiating room for buyers, but not necessarily market distress.
5. Real Estate Stays a Safe Bet
High-net-worth buyers still see luxury property as a reliable anchor for long-term wealth. Over 68% of surveyed Luxury Property Specialists say their clients are holding or increasing their real estate investments this year. As Lautz told us for the report: “The stock market can be highly reactionary, and many affluent buyers are looking to diversify their portfolios,” noted Lautz. “Anecdotally, we’re hearing from Realtors that their clients are reallocating funds from stocks into tangible real estate assets.” Added Winston Chesterfield, founder of U.K.-based Barton Consulting: “Real estate can be a place to park money, and when the world feels uncertain, we often see an interest in home and real estate purchases.”
6. ‘Smart Luxury’ Is Making Moves
Goodbye, conspicuous consumption and hello conscientious luxury 2.0! Today’s buyers and sellers are navigating a market where practical considerations like affordability, tax strategy, estate planning, property utility, and long-term investment potential are starting to take precedence over purely lifestyle-driven purchases like aesthetics, flashy amenities, or location cachet. As inventory levels continue to rise and prices remain stable, some savvy buyers could be increasingly willing to trade location or tackle renovations if the numbers make sense. “We could see a new era of ‘smart luxury’ being ushered in,” says Michael Altneu, Vice President of Coldwell Banker Global Luxury. “It’s a mindset shift where decisions are guided by discernment and strategy rather than indulgence alone.” ‘Smart luxury’ stands in contrast to another continuing force in the market: the increasingly selective, no-compromise buyer.
7. The ‘No-Compromise’ Buyer Still Rules the Market
Today’s luxury buyer wants it all — and they’re willing to wait for it. Most Luxury Property Specialists identified this “no compromise, no urgency” mindset as one of the top trends defining the high-end market today.
“Although my buyer clients might be somewhat cautious, they continue to expect property upgrades that support their luxury lifestyle,” says Rhonda Harmon of Coldwell Banker High Country Realty in South Carolina. Judy Oriel of Coldwell Banker Realty in Greater Boston agrees: “Unless the property is spectacular and a true ‘dream house,’ there is no urgency.”
So what sells? Turnkey everything — fully furnished, designer-curated homes in pristine condition. “Often, saving time and avoiding everyday hassles are the real luxuries,” says Andrea Saturno-Sanjana of Coldwell Banker Warburg.
For sellers, this means one thing: quality, presentation, and move-in-ready appeal are still your best leverage in today’s patient, high-bar market.
8. Cash Is King Again
It grabs headlines for good reason: all-cash deals are powering the luxury market as borrowing costs climb. With interest rates no longer at historic lows, affluent buyers are more motivated than ever to pay cash in full and avoid expensive financing altogether. This trend shows up clearly in the Mid-Year Report: 96% of Luxury Property Specialists surveyed say they’re seeing steady or rising all-cash purchases. It also aligns with NAR’s data: “Currently, 31% of repeat buyers are purchasing with all cash — up from 19% pre-pandemic,” notes Lautz. Affluent buyers’ willingness to pay in cash underscores how strongly they view real estate as a stable hedge when the stock market feels unpredictable.
9. Everyday Millionaires Become First-Time Luxury Buyers
Soaring home equity has pushed more move-up buyers than ever into the luxury tier. In the last five years alone, according to NAR, U.S. home prices have surged 47%, creating trillions in new equity and expanding the pool of buyers who now find themselves shopping in the high-end market for the first time. It’s a trend UBS has dubbed the “Everyday Millionaire.” Per the UBS 2025 Global Wealth Report, there were nearly 52 million “everyday” millionaires worldwide in 2024 — four times as many as in 2000 and still 2.5 times higher even after adjusting for inflation.
“Home prices continue to increase, which means homeowners are accumulating a large amount of housing equity,” says Lautz. “Move-up buyers may have once thought they weren’t luxury buyers, but now find themselves in that market.”
As economic uncertainty tempers speculative, purely lifestyle-driven purchases, this equity-rich move-up buyer may well become the most influential force in luxury real estate through the next cycle.
10. A Wave of Younger Buyers Is Redefining Luxury
While Baby Boomers still account for a large share of luxury buyers, a younger generation is starting to change the real estate game. Nearly $124 trillion in assets is expected to pass to the next generation by 2048 (per Cerulli Associates), fueling a new wave of Millennial and Gen Z buyers in the luxury market.
The Mid-Year Report confirms this shift: 43% of surveyed Luxury Property Specialists have seen more Millennial and Gen Z clients, and another 29% report steady activity among Gen X buyers. Together, these next-gen buyers are raising the bar for what qualifies as luxury today. They expect turnkey layouts, smart technology, sustainable features, and flexible spaces that fit modern lifestyles and multi-generational living arrangements.
Where Luxury Stands Now — and What’s Next
The headlines may say one thing, but luxury real estate has always moved to its own rhythm. While not entirely immune to economic shifts or market cycles, it remains more insulated than the broader housing market, with affluent buyers and sellers rarely feeling pressured to act on anyone else’s timeline.
As the Mid-Year Report 2025 shows, the high-end property market is recalibrating from the frenzy of the pandemic boom to a steadier, healthier balance. New players are stepping in too: smart buyers, equity-rich everyday millionaires, and a younger generation reshaping what luxury means now and in the years ahead.
Amid these shifts, the Coldwell Banker Global Luxury® program keeps Luxury Property Specialists informed and ahead of the curve, ready to guide clients with the insight and assurance they deserve.

What's inside the Mid-Year 2025 Report:
- A Market Holding Strong. Despite continued economic uncertainty, luxury real estate showed notable resilience in the first half of 2025 — with prices continuing their steady climb. Median sold prices for single-family luxury homes rose 1.8% year-over-year and 8.0% over 2023, while attached homes saw an 8.4% year-over-year gain and a 16.5% jump compared to 2023.
- More Inventory, More Opportunity. Luxury home inventory has reached a two-year high — up 40.4% for single-family and 42.6% for attached properties since last year. This increase is giving buyers more choice and negotiating room, but well-prepared, high-quality listings continue to command high prices.
- Single-Family Homes Lead. Luxury single-family sales rose 1.7% year-over-year and 9.0% over 2023, confirming healthy buyer demand even as supply grows. Attached home sales softened slightly, reflecting more rate-sensitive buyers and fewer new listings.
- Real Estate Remains a Wealth Cornerstone. Luxury real estate continues to be viewed as a safe, tangible investment. 68% of surveyed Luxury Property Specialists report that their clients are maintaining or increasing their real estate holdings, and 96% say all-cash purchases are holding steady or rising — highlighting real estate’s trusted role as a hedge during volatile times.
- A Tale of Two Buyers. Surveyed Luxury Property Specialists are seeing two distinct buyer mindsets emerge: the “no-compromise” buyer who will pay top dollar for turnkey quality in prime locations, and the “smart” buyer who’s value-conscious and willing to consider location trade-offs or renovations if the numbers make sense.
- Different Behaviors Across Wealth Tiers. The ultra-wealthy remain active and well-insulated by cash reserves and diverse portfolios. Meanwhile, aspirational affluent buyers are becoming more selective and price-sensitive, weighing market shifts carefully before making a move.
- Practicality Takes Center Stage. Nearly 47% of surveyed Luxury Property Specialists expect economic uncertainty to reduce purely lifestyle-driven purchases. Buyers are focusing more on tax strategy, liquidity, and long-term value than on indulgent extras.
-
Equity Gains Create Fresh Wave of First-Time Luxury Buyers. U.S. home prices have jumped 47% in five years, generating trillions in new homeowner equity and pushing more move-up buyers into the luxury tier for the first time — a trend echoed by the growth of the so-called “Everyday Millionaire,” per UBS.
- Generational Wealth Transfer Accelerates. A new wave of younger buyers is making its mark: 43% of surveyed Luxury Property Specialists report a rise in Millennial and Gen Z purchases, while 29% report stable or growing Gen X activity. These buyers want homes that are move-in ready, sustainable, tech-forward, and flexible for modern living.

Coldwell Banker Real Estate LLC, an Anywhere® (NYSE: HOUS) brand, and the Coldwell Banker Global Luxury® program today unveiled “The Trend Report,” an in-depth look of the 2025 luxury real estate market that showcases three transformative trends: the rise of multigenerational living; the emergence of Gen X and “She-Elites” as market leaders; and drivers for up-and-coming luxury hotspots.
With more luxury buyers poised to re-enter the market, the report also reveals a positive outlook driven by renewed confidence, a greater selection of desirable properties and more purchasing power.
According to a recent survey of Coldwell Banker Global Luxury Property Specialists, 85.5% of them noted they would rate the buyer market conditions in 2025 either “fair” or “good.” Nearly half of Global Luxury Property Specialists (47.9%) surveyed reported an increase in first-time luxury homebuyers entering their respective markets, indicating continued enthusiasm for luxury real estate as affluent consumers pursue their dream home.
The Rise of Multigenerational Living
Luxury buyers are increasingly seeking homes designed to accommodate multigenerational living and evolving family needs. Forty-five percent of Luxury Property Specialists surveyed noted that flexible layouts were a top design feature among their clients.
With attributes such as first-floor in-law suites, lofts or alcoves, open floor plans and extended family spaces, these designs allow for seamless life transitions such as raising children, caring for elderly parents and creating functional work-from-home spaces. Accessory Dwelling Units (ADUs) – while not always attached to the main residence – are also increasingly sought-after among buyers who want the flexibility to host guests while maintaining privacy. This versatility ensures that luxury homes remain not only beautiful, but also sanctuaries that have emotional resonance, authentic spirit and serve as a practical investment over the long term.
GenX: The Luxury Latchkey Generation
GenX luxury homeownership in 2024 jumped by 10% in the span of five years — more than any other age group, according to data from Wealth-X, a data company that provides comprehensive analysis of individuals with a net worth of $5 million plus. While Baby Boomers still hold over 50% of market share of luxury homeownership, Gen X is rapidly gaining ground. Luxury Property Specialists concur, noting that Gen X is the most prevalent age group among their luxury buyers. Luxury homes are defined as the top 10% in any given market.
Driven by lifestyle choices, GenXers prioritize location and turn-key properties. Rather than seeking only luxury “things,” these buyers are drawn to properties offering access to experiences, such as walkability to cultural hubs and scenic views. Many GenXers are also investing in second homes, underscoring their focus on diversifying investments while enhancing their lifestyles.
The Growing Power of “She-Elites”
Women with a net worth of $5 million or more now own 15.2% of luxury real estate in the U.S. and 13.1% worldwide, per data from Wealth-X. “She-elites” or married women are a growing force in both buying and selling properties in luxury real estate. While men may still initiate some decisions, 95% of affluent buyers report that women either share the decision-making or take the lead.
New Drivers for the Wealthy
A new list of needs is driving high-net-worth individuals to seek primary and secondary residences beyond traditional destinations like New York and London, in favor of cities like Dubai and Singapore, or locales rich in cultural richness and tranquility such as Melbourne and Lisbon. These drivers – based on insight from Luxury Property Specialists and Barton Consulting – include lower taxes, climate, economic opportunities and lifestyle preferences. Buyers are drawn to locations where they can make the best use of their wealth in more dynamic ways. Additionally, U.S. cities like Austin and Houston are becoming more popular for offering luxury living at a more attractive value.
The Trend Report was developed in collaboration with the Institute for Luxury Home Marketing, Wealth-X and Barton Consulting. To explore the Trend Report’s full findings, visit https://www.coldwellbankerluxury.com/.
Quotes:
“The luxury real estate market has proven its resilience, even amidst broader market fluctuations, and we are confident that 2025 will see continued consumer optimism. For high-net-worth individuals, real estate remains a constant necessity and their desire for exceptional properties with unique designs and premium amenities is stronger than ever. With increased optimism and a shift in priorities, we anticipate a more dynamic year ahead. Our Global Luxury Property Specialists are ready to help clients navigate this evolving landscape with expertise and insight.” - Michael Altneu, Vice President, Coldwell Banker Global Luxury
“We are seeing an extraordinary evolution in home design that reflects the changing dynamic of luxury real estate. Women, especially, are powerful decision-makers that are making critical choices about where and how they live. The clients I work with are seeking more than just square footage—they want intelligent, adaptable spaces that can seamlessly accommodate multiple generations. A luxury home is now about creating a sanctuary that allows the flexibility needed to support a family’s lifestyle and future needs.”

Best Practices to Get Your Home Sold Quickly and for Top Dollar
-
Price it right from the start. Overpricing chases buyers away and helps sell the competition. Underpricing leaves money on the table. The sweet spot? A strategic price that sparks interest and drives competition. A knowledgeable agent can help you nail that number. If you are not getting showings and more importantly, receiving Offers within the first 30 days on the Market, you are overpriced. Don't fall for the classic mistake stubborn sellers make, and chase the market down. The longer your home sits on the market 'unsold', the lower the price you will likely receive. This is not an opinion, it's a proven fact.
-
Make small upgrades that create a big impact. Fresh paint. Modern lighting. A few well-placed plants. Minor tweaks can transform the way buyers see your home, making it feel fresh, stylish, and move-in ready.
-
Be ready to negotiate. Buyers may ask for repairs, closing cost help, or other concessions. A little flexibility can go a long way toward keeping the deal on track and maximizing your final sale price.
-
Work with the right Agent. Selling isn’t just about listing your home—it’s about getting it in front of the right buyers, crafting the right messaging, and negotiating the best terms. A great agent makes all the difference.
-
Make an unforgettable first impression. Buyers decide in seconds whether they’re interested in your home. Professional photos, strong staging, and a marketing plan designed to create buzz can lead to faster offers and better results

Record Equity Means More Sellers Could Be Ready to List
It may officially still be winter, but the lock-in effect is starting to thaw. Home equity is at a record high, and inventory continues to recover from pandemic-era shortfalls. Price cuts are up, and high rates are giving inventory breathing room to rebuild.
Aggregate home equity in the U.S. was nearly $35 trillion in Q4 of last year. The previous peak for that figure, in 2005, was less than half that, at just above $14 trillion.
“All this equity means there are plenty of sellers out there who are right on the edge,” says Zillow Chief Economist Skylar Olsen. “Now is a great time to check in on those listings that went into hibernation for winter — cold seller leads could be ready to re-emerge for spring.”
Now is also a great time for those sellers to get busy prepping their homes for sale. “Get those landscapers scheduled as soon as weather permits, and in the meantime indoor improvements can add to your home value,” Olsen says. “Exterior paint and final curb-appeal projects can also happen when the weather warms up.”
Recent Zillow research shows 78% of sellers said life events, like landing a new job or a change in family size, influence their decision to sell. Sellers motivated by life events are less likely to find today’s higher mortgage rates to be a blocker.
That same survey also found that just 54% of sellers then bought a home — down from 70% last year, suggesting mortgage rates are less of a consideration for an increasing share of sellers.
New listings are rising the fastest year over year in higher-priced Western markets, led by Portland (up 48%), Seattle (40%), Denver (34%), and San Francisco (33%).

Top 10 Issues That Will Impact Real Estate in 2025
REALTOR® Magazine ~ Real Estate News
Residential Real Estate, Commercial & Investment Real Estate
By: Melissa Dittmann Tracey
The Counselors of Real Estate released its annual list of the most pressing topics facing commercial and residential real estate in the year ahead.
Political uncertainty, soaring insurance costs and the growth of artificial intelligence are among the hot topics that likely will have a big impact on the real estate industry in 2025, according to the Counselors of Real Estate, a global organization of property advisers. Each year, CRE releases its list of the top 10 challenges and opportunities that lie ahead.
“We have seen a significant increase in optimism in the commercial real estate industry following the Fed’s easing of interest rates, the potential for a U.S. economic soft landing and the impact on commercial real estate assets and lending market conditions,” says CRE global chair Anthony DellaPelle. “However, the commercial real estate industry faces a number of challenges, from geopolitical uncertainty, elections and regional wars to loan maturities and debt repricing. In many of these challenges, there are opportunities, too, like housing affordability and attainability, sustainability and AI.” Here are the issues that topped CRE’s list for 2025:
-
Political uncertainty: “This coming year, elections in more than 70 countries could shake up an already volatile geopolitical landscape, and the U.S. elections, in particular, will have a significant impact on regulation, trade, corporate taxes, immigration policy and sustainability,” DellaPelle says. Further, debates could brew over rent caps for corporate landlords or 1031 like-kind exchange modifications. “Unpredictability complicates real estate transactions,” CRE cautions in its report, noting investors could be waiting for greater clarity on economic growth, inflation and interest rates.
-
High financing costs: Interest rates began dropping in the fall but remain elevated, making purchasers cautious. “Deal assessments and market valuations remain complex,” CRE says. “Many owners are hesitant to sell, and potential buyers are wary of high prices, still expecting a surge in distressed asset sales due to upcoming loan maturities.” CRE predicts that buyers will continue to act cautiously, focusing on higher-cap-rate deals. A more aggressive market reentry likely will not materialize for the sector for another two years, the report notes.
-
Loan maturities deadlines: Nearly $1.8 trillion in commercial real estate loans is set to mature before the end of 2026. “While lenders are increasingly extending these loans in hopes of better market conditions, this temporary relief may soon reach its limits as banks grapple with regulatory constraints and insufficient capital reserves,” CRE finds, adding that the dynamic could affect competition and tenant retention across property types.
-
Geopolitics and regional wars: Ongoing global turmoil, including the conflicts in Ukraine and Gaza, could contribute to supply chain disruptions, inflation, labor shortages and more. “Expect higher cap rates as investors price in greater risk” and abandon their former reliance on historical cycles, the report says.
-
Insurance costs: Natural disasters caused $380 billion in economic losses in 2023 alone, yet only 31% of those were covered by insurance. Insurance premiums are surging due to extreme weather, inflation and increased property values. “Residential, hospitality and senior living properties are particularly impacted, with rising claims,” the report finds. “The old model of buying insurance is fading as owners focus on risk management, rightsizing coverage and exploring alternative risk transfer solutions to control escalating expenses.”
-
Housing affordability: Housing affordability continues to erode due to rising costs and the ongoing inventory shortage of 4.4 million units. Multifamily rent growth has slowed, but rents have still climbed 45% over the past 15 years. “Despite increased construction, development is uneven, concentrated in major metros and insufficient to meet demand,” the CRE report says. Nearly 54% of renters are now considered “cost-burdened,” devoting more than 30% of their income to housing. “Declining multifamily construction and growing demand from younger renters suggest affordability challenges will intensify in 2025,” the report cautions, while pointing to the need to ramp up new-home construction and preserve more affordable units.
-
Artificial intelligence innovations: ChatGPT pushed AI more into the mainstream over the past year, and more real estate professionals are seeking to adopt the technology. “AI’s role in real estate is rapidly evolving, with focus shifting to the accuracy, granularity and timeliness of data inputs that drive algorithms,” CRE says. “While AI can optimize certain processes, commercial real estate still faces challenges with fragmented data and location-specific nuances.” Further, AI algorithms require a huge amount of computing power, likely leading to a boom in data center developments.
-
Sustainability: More frequent hurricanes, wildfires and floods have led to billions of dollars in property damage. Experts have pointed to a need for increased sustainability and climate resiliency in buildings to better protect against the risks. However, U.S. regulations remain mostly fragmented while Europe’s new regulations—like the EU’s Corporate Sustainability Reporting Directive and the U.K.’s Minimum Energy Efficiency Standards—have created stricter sustainability rules. “The urgency for prioritizing sustainability and climate resiliency in real estate strategies has never been more apparent, as we saw massive economic losses last year due to extreme weather, which is also contributing to sky-high insurance costs,” DellaPelle says.
-
Office conversions: U.S. office vacancy rates are expected to peak at nearly 20% by the end of 2024. These rising vacancies are impacting tax bases, city finances and more. Developers are looking to convert vacant office spaces into housing, although it can be a costly and complex process, the report cautions. “A generational shift is happening in cities as how people use offices stabilizes into a new paradigm, leaving many office buildings poised for adaptive re-use into residential, healthcare and educational uses with the potential to revitalize urban cores,” the report says.
-
Price gap expectations: Buyers and sellers haven’t been seeing eye-to-eye when it comes to asset prices. But with “the worst of the pricing declines in the past,” pricing gaps likely will narrow and “pricing shock is dissipating,” CRE says. “Pricing declines, especially in sectors like core business districts, are slowing, providing hope for stabilization,” according to CRE’s report, which adds that pricing is trending toward improvement across property types.

Luxury Market Update
- The world’s highest residential sale remains the 2021 $935 million dollar purchase in Hong Kong for a 1.25-acre government-owned plot of land in the Peak.
- The record in the United States remains Ken Griffin’s $238 million dollar purchase in 2019 of a 3-story, 23,000 SF penthouse in 220 Central Park South, designed by Robert Stern.
- America’s most expensive home is currently for sale in Naples, FL for $295 million and hit the market in February. This magnificent compound is comprised of 9-acres and is a Coldwell Banker listing.
- Oakley founder James Jannard has sold his Malibu oceanfront compound for $210 million, making it the highest home sale in California history. That's a tidy profit from the $75 million Jannard paid for the property in 2012. He purchased the home from billionaire investor Howard Marks, who bought it from the late Herbalife co-founder, Mark Hughes. Hughes paid $31 million in 2002. The name of the new Buyer is unknown at this time but shows an LLC out of Delaware. The Palladian style Estate is situated on a sprawling 9.5-acre lot boasting 300 ft. of ocean frontage near El Pescador State Beach in west Malibu.
- Laurene Powell Jobs, widow of Steve Jobs, just purchased another Malibu estate in early June, for $94 million. This beachfront parcel in the Paradise Cove area adds to the three adjacent properties the billionaire has purchased over the past decade, which total close to $80 million is land value alone. She joins neighbors such as WhatsApp Co-Founder and Venture Capitalist Marc Andreessen, Jay-Z and Beyonce. This will significantly raise the 2024 California residential sale record.
- According to Zillow as of April 2024, 7 of the 10 priciest neighborhoods are in Florida. 3 are in California. Gables Estates in Coral Gables is the most expensive, with a typical home listed for $21.1 million. Naples is #2 with a typical home listed at $17.4 million, and Beverly Hills Gateway is #3 at $12 million. Malibu is #4 at $11.1 million and The Flats is #8 at $9.6 million.
- Approximately two dozen homes have ever sold for $100 million or more in the US per the Wall Street Journal. The bulk of these sales happened in Manhattan, Miami, Palm Beach, and Los Angeles (including Malibu & Beverly Hills).
- A top Agent from the CB Miami office just removed contingencies on a $132 million listing on La Gorce Island, a guard-gated community that connects by bridge to Miami Beach. This sale would exceed the current record of the roughly $107 million Miami home that Ken Griffin purchased over a year ago.
- Steve Wynn’s $108 million purchase in Aspen broke a record there. The 11-bedroom home sits on 4 acres in Red Mountain.
- Knight Frank’s latest research shows that global luxury home prices climbed 3.1% on average in 2023.
- The number of ultra-high-net-worth individuals (worth $30 million or more) rose 4.2% between 2022-23 and 22% of them plan to buy a home in 2024. These individuals own an average of 3.72 homes.
- US buyers are increasingly venturing overseas and the most expensive markets per sq. ft. are Monaco and Hong Kong. Aspen remains one of the most expensive markets in the US per square foot.

Mortgage Applications Ebbed This Week, But Next Week Could Be a Different Story
By: Matthew Graham
Friday, April 4, 2025, 2:59 PM
The Mortgage Bankers Association (MBA) released the latest mortgage application data this week showing a modest 1.6% decrease from the previous week. A slight uptick in purchase applications was more than offset by a downtick in refi applications, but both remain in solid territory relative to the prevailing range
and interest rate environments.
Purchase demand is doing especially well in the recent context.
This week's improvement makes it one of the best 6 weeks in more than a year.
