What To Do If You Experience a Roof Leak


Roof leaks can happen unexpectedly, especially during heavy rain or after strong winds. Knowing what to do when you notice a leak can help prevent further damage to your home and ensure repairs are handled quickly and efficiently.


1.  Act Quickly and Stay Safe


If you notice water coming through the ceiling or walls, place a bucket or container under the leak to catch the water. Move any furniture, electronics, or valuables away from the affected area to prevent further damage.


If you see bulging or sagging in the ceiling, do not poke or push on it—this could cause the ceiling to collapse. Contact maintenance or management right away.


2.  Notify Management Immediately


Contact your community management office as soon as possible to report the issue. Provide details such as:


The location of the leak (e.g., bedroom ceiling, garage, hallway)  When you first noticed it

Whether the leak is active (still dripping) or appears to have stopped If possible, take clear photos or videos to help document the damage. This information allows the HOA to respond quickly and coordinate with roofing vendors.


3.  Avoid Temporary Fixes on the Roof


Do not attempt to climb onto the roof or perform repairs yourself. Roof access can be dangerous, especially when wet, and repairs should only be performed by qualified

professionals hired by the HOA.


4.  Understand Responsibility


In most HOA communities, the association is responsible for maintaining and repairing the roof, while the homeowner may be responsible for any interior damage such as paint, drywall, or personal belongings. However, this can vary depending on your community’s governing documents.

If you’re unsure, reach out to management for clarification before filing any insurance claims.


5.  Help Prevent Future Leaks


Regular maintenance and early reporting are key to preventing bigger problems. If you see signs of potential issues—such as water stains, peeling paint, or missing shingles—notify management promptly so inspections can be scheduled.

1.     Stay safe and protect your belongings.

5.     Allow professional contractors to handle the repairs.
