Exciting New Development in Fort Lauderdale!
Moderno Development Group is building a 26-story rental tower near the New River. The project is called ArtHaus / Art Lofts / 500 Art Lofts.

- Height: 26 stories
- Units: 265 rental apartments
- Affordable Housing: 43 units reserved for households earning up to approximately 120% of the area median income
- Developers: Led by Moderno Development Group, with investment partner 75 Invest
- Architect: Dorsky + Yue Architecture
Location & Site Details
- The site includes six parcels near 500–514 SW 3rd Ave and 501–503 SW 2nd Ave, just south of the New River and west of the Brightline tracks.
- Moderno paid about $6.7 million to assemble these parcels between 2018 and 2021.
Design Features
- A seven-story parking garage with roughly 315 spaces
- About 4,700 square feet of ground-floor commercial space
- An amenity deck around the 8th floor featuring a pool, lounge, and co-working areas
Progress & Timeline
- The city approved the site plan in mid-September 2025.
- The project was originally planned as a slightly larger 27-story development, but the approved plan is the 26-story, 265-unit tower.
- The estimated cost for the project is around $150 million.
