Dependable, Hardworking, Honest

This Week in SWFL Real Estate: A $190/SQFT Home in a $321/SQFT Market

Feature of the Week: This Week’s Best Value Homes Above $600K

OVERALL WINNER (Best deal of the week across all 3 markets)

11691 Timber Creek Dr, Fort Myers, FL 33913

$629,000 | 3,302 sqft | 5 + den | 3 bath | Built 2020 | $190.49/sqft

Why it wins: Fort Myers closed median is $321.41/sqft, so this is roughly 41% below the market on a $/sqft basis. That’s not “slightly underpriced” – that’s “did someone fat-finger the price?” territory.

Quick highlights:

  • Big, newer home (2020) with a real family floor plan (5+den, 3 bath, 3,302 sqft)
  • In Timber Creek (Gateway area)
  • The description reads like “best value in the community” and honestly, the numbers back it up
  • My opinion: If this home shows well in person, it’s the kind of listing that can create urgency fast. Buyers shopping Fort Myers in the $600K–$800K range are going to circle this one.

CAPE CORAL — Best Deal (for the Cape Coral crowd)

5322 Agualinda Blvd, Cape Coral, FL 33914

$720,000 | 2,541 sqft | 3 bed + den | 3 bath | Pool/Spa | $283.35/sqft

Value check: Cape Coral closed median is $343.46/sqft, so this is about 18% below the market on price per foot.

Why it’s my Cape Coral pick:

  • 33914 location (buyers love this pocket)
  • Pool + spa, newer roof, and impact windows/doors (big-ticket items already handled)
  • It’s priced like a home that needs “something”…but it doesn’t read that way at all

My opinion: This is the kind of Cape Coral home that feels “safe” for a buyer because the big expensive upgrades are already done, and the $/sqft is well under where the market has been closing.

ESTERO — Best Deal (best value in Estero this week)

20179 Millrun Dr, Estero, FL 33928 (Verdana Village)

$820,000 | 2,493 sqft | 3 bed | 3 bath | Built 2023 | Turnkey | $328.92/sqft

Why this one stands out in Estero:

  • Located in Verdana Village, one of Estero’s newer gated communities with strong buyer demand
  • Resort-style amenities (multiple pools, fitness center, indoor/outdoor sports courts, café, and miles of trails)
  • 2023 build with modern finishes and a clean, move-in-ready feel
  • Preserve view and turnkey potential, which matters for seasonal and second-home buyers

Value context:

  • Estero’s 90-day closed median is $314.11/sqft
  • This home is slightly above median on paper, but the new construction feel + gated lifestyle + amenities justify the premium

My opinion:

This is the Estero pick for buyers who want lifestyle and security without stepping into a $900K+ price bracket. Verdana Village consistently commands attention, and homes like this tend to hold value better than non-gated alternatives.

November Market Take - Click the video below to watch

Southwest Florida is not drifting anymore. November made that clear. The market is finally showing real definition again, and the numbers across Lee County tell a story that is sharper and more interesting than anything we have seen this year.

The first thing that stands out is that the market is no longer reacting emotionally. Buyers and sellers are behaving rationally, the numbers are leveling out, and each city is settling into its own identity. People who follow this market closely will notice that November did not push prices up or down in any dramatic way countywide. Instead, it separated the strong segments from the weak ones.

Cape Coral is the best example of stability with upward pressure. The median sales price moved from 373,000 to 391,000 in November. It is unusual to see prices rise while closed sales fall from 417 to 330, but this combination shows that the buyers who are still active are buying the better houses, not the cheaper ones. The overall inventory barely changed, and the selling pace slowed slightly, but the pricing strength shows Cape Coral has found its footing.

Fort Myers went in the other direction. The price pulled back from 450,750 to 405,000, inventory jumped sharply, and closed sales dipped. That is not a collapse and it is not a panic. It is a reset. Sellers who were holding on to early season expectations were forced to adjust. Buyers had more choices and they used that leverage. The result is a month that looks softer on paper, but stronger in terms of long term health. Markets that correct early tend to stabilize earlier in the cycle.

Estero held its position better than either city. Prices pushed higher to 677,500, inventory tightened slightly, and closed sales only dipped by a small margin. Estero continues to behave like a market driven by focused buyers who know what they want and have the ability to act. In a county where inventory is rising, Estero was one of the few areas where the balance between supply and demand improved rather than weakened.

When you look at Lee County as a whole, the pattern becomes clear. Prices across the county are not collapsing. Selling times are nearly identical to last year. Inventory is rising, but not at a pace that threatens stability. Interest rates are still in the low six percent range, which has pulled some buyers back into the market while keeping others on the sidelines. The outer markets tell the rest of the story. The islands are slow and inconsistent. The beaches continue to struggle with long selling times. The inland areas like Lehigh Acres remain busy and affordable. The contrast between the core markets and the edges of the county is sharper than it has been all year.

November confirmed that the market is not headed toward a dramatic swing in either direction. It is not tightening aggressively and it is not weakening in a way that should concern sellers. It is balancing in a way that gives buyers room to choose carefully and gives sellers a clear picture of what the market will and will not pay for.

This is the first month in a long time where the numbers across the county feel aligned with what you see on the ground. The noise is gone. The patterns make sense. Buyers have enough leverage to move confidently. Sellers who price fairly still get results. This is the closest we have been to a functional market since before the boom, and November is the month that made that obvious.
