A PRG REALTORS MARKET INSIGHT

Timing the Houston Market

What our seasonal sales data really shows — and what it means for buyers, sellers, and agents across the Greater Houston area.

If you've ever wondered whether there's a “best” time to buy or sell in the Greater Houston area, the data has a clear answer — and it might surprise you.

Houston Doesn't Follow the National Script

Nationally, real estate slows to a crawl in winter. Homebuyers get distracted by the holidays, colder weather keeps people indoors, and sales activity in much of the country bottoms out from November through January.

Houston tells a different story. Thanks to our mild winters and steady year-round demand, our market never really “shuts down” the way colder regions do. Instead, we see a gentler seasonal curve — real momentum building through the first quarter, a strong summer peak, and only a modest pullback heading into the holidays.

The Houston Pattern, By the Numbers

Spring Ramp-Up

Feb–Apr: activity builds steadily as inventory grows and buyers return after the New Year.

Summer Peak

May–Jul: June 2026 sales rose 3.5% YoY to 8,820 homes; July followed with 8,340 — Houston's strongest window.

Winter Lull

Nov–Jan: our slowest stretch, but a shallow one — serious buyers still shop with less competition.

What This Means for Buyers

Winter isn't a market to avoid — it may be one of the smartest times to make a move. Less competition, more motivated sellers, and inventory that has often been sitting for a while all work in a buyer's favor. If you've been waiting for “the right time,” a quieter market can be exactly that.

What This Means for Sellers

If you're planning to sell, timing your listing to hit the market in late winter through early spring puts you in front of the wave of buyer activity that builds through Q1 and carries into summer. That said, well-priced, well-presented homes sell in Houston in any month — our market simply doesn't have a true off-season the way many other cities do.

“Houston's market moves to its own rhythm — steadier, milder, and more forgiving of timing than the national headlines suggest.”

What This Means for Agents:

Understanding these rhythms helps set realistic expectations with clients on both sides of the transaction. A buyer discouraged by “winter is a bad time to buy” advice from national media may not realize how different — and how favorable — our local market actually behaves. Use this data to reassure clients and to time your own marketing pushes around Houston's real peak windows, not assumptions borrowed from national trends.
