Homeowners Association Info

How is everyone doing? Did you make it through the cabin fever from earlier this week?

Our amazing landscaper, Sunscape, came to the rescue on Wednesday and shoveled the Amenity Center to allow access to the office Thursday & Friday. However, please be careful, as overnight freezing temperatures can create a black ice situation if the pavement is still wet. believe it or not, there are still patches of ice at the Amenity Center due to the shade.

A resident emailed in and let the Association know that trash/recycling service will continue to be delayed until next week. Please reach out to your provide for more details. Remember, the Association is not in communication with your residential utility/service providers. The Association has commercial accounts, which can be much different than residential accounts. If the office sees anything in media posts that seems relevant to residents, you will find that information here.

Winter Decor

If you haven't taken your decor down by the 15th, you will receive a notice for it today. Wreaths on the door are ok. Lights and yard decor needs to be put away. If you have permanent holiday lights, please only use them during the designated times for holidays. Otherwise, they may not be on.

Check Scanner

The office's check scanner has stopped working. A ticket has been submitted to have it replaced. If you bring a check to the office, know there will be a delay in depositing it.

Winter Weather Tips

Winter is here! It can't hurt to be prepared for our few weeks of cold. See the winter weather kit ideas in the links below. February is usually our coldest month.

Find tips in the newsletters previously sent.

Architectural Review

When submitting an application, be sure to select the appropriate Association. There have been several applications that have been submitted incorrectly.

It is very important for Condos to select Emory Crossing (Condos), as there are separate budgets for the Associations. You risk your application being rejected. Remember that APR is very strict about their refund policy. There isn't one.

We are actively working on a user error-free solution.

Spring is Coming!

Believe it or not, our weather will not stay this cold too much longer. February is a short month. March should show us some warmer temps to allow for Spring Sprucing. See last year's newsletter for relevant tips.

Native Milkweed

The Monarch Sanctuary Project made a big announcement last week! Look out for their huge giveaway, plus you should be able to find native milkweed at Hutto HEB soon!

Townhomes

Reminder: Your front yards are mowed and edged, as-needed. Plants, trees, and anything else are not part of the contracted services. That includes the rocks that line your driveways.

Please make sure your yard is free of clutter, scat, and toys. The landscaper will not enter your yard if it is not in serviceable condition. At that point, you will be responsible for mowing and edging.

Townhome DAD

See pages 5 and 35 of the document linked above for the definition, as well as the responsibility chart.

Now is the perfect time to start collecting and tagging items you want to pass on to the next treasure hunter.

2026 Events

Events are in the preliminary planning stages. It is time to save the dates! Information is subject to change. The Coyote & Snake Seminars are pending. Until then, see our Wildlife page for information, especially on coyotes as breeding season begins soon.

Community Calendar

Note: Office holiday closures are set, but meeting and common area/community standard review closures are not. Management tries to stay as available as possible via phone and text. Please reach out if you arrive at the office and it is closed during business hours.
