History repeats itself, doesn't it?
Today’s headlines make mortgage rates sound historically high, but sometimes it helps to zoom out. The long-term average for a 30-year mortgage is roughly 7.7%, while a generation of buyers became accustomed to historically low rates. In the fall of 2023, rates were also above 7%, yet 838 homes sold in Midland from August through December. The average sales price in 2023 was $395,424, compared to $444,013 year-to-date in 2026. In fact, Midland’s average sales price has declined year over year only twice in the last 13 years (2015 and 2020). That’s a testament to the resilience of our market and a reminder of why real estate continues to be an attractive long-term investment.
For Buyers
Today's market offers opportunities we haven't seen in the last couple of years. With more than 675 homes for sale, buyers have more choices and potentially less competition. While higher interest rates may affect purchasing power, they can also create opportunities to negotiate a better price, closing costs, repairs or other favorable terms. Remember, interest rates matter, but so does the deal you make on the home. Real estate is a long-term investment, and today's interest rate is only one piece of the puzzle.
For Sellers
More inventory means more competition, and the little things matter! Keep the yard looking sharp, clean and declutter, touch up the trim, organize the closets, and make sure your home shows its best. Most importantly, price the home correctly from the beginning. The good news is that homes are still selling, and Midland's average sales price is up approximately 3% this year. The difference often comes down to expectations, preparation, and pricing. One thing remains true: the market recognizes value immediately.
