Involve Coastal Early

One of the most common questions we hear is, “When should I bring Coastal into the conversation?”

My answer is simple: earlier is usually better.

Whether you’re a banker working with a customer, an advisor helping a client, or a business owner considering a purchase, expansion or other investment, you don’t need to have the financing plan figured out before reaching out to us. Helping determine the right approach is part of what we do.

Sometimes the answer is SBA 504 financing in partnership with a bank. Other times, our Direct Lending program may be a better fit.  In either case, an early conversation simply helps identify an issue or opportunity before a transaction gets too far down the road.

That can be particularly valuable with more complicated projects — buying a business or commercial property, financing a startup or expansion, refinancing debt, or dealing with a financing need that doesn’t fit neatly into a conventional bank loan.

And involving Coastal early doesn’t mean submitting a formal application. Sometimes a brief conversation is all it takes to determine whether we can help and what the next step should be.

Our goal is to help small businesses — and the professionals who work with them — find the right path to getting a good project funded.

So, if you have a transaction taking shape, or even an idea that isn’t fully formed yet, involve Coastal early. We’re always happy to talk it through.

With appreciation,

Mike Healy

New SBA SOP Changes to Take Effect on October 1st

SBA SOP 50 10 8.1 takes effect October 1 and includes several important changes to the 504 and 7(a) programs. For 504 lenders, key changes affect debt service coverage, bank loan structure, underwriting requirements for larger projects, construction projects and refinancing. The new SOP also makes significant changes to 7(a) business acquisition financing.

Coastal has prepared this brief Lender Partner Summary highlighting the changes we believe are most relevant when evaluating and structuring SBA transactions.

As always, if you have a new deal or questions about how these changes may affect a transaction, please contact us.

Borrower Spotlight: Ruggie's

This month, we’re proud to highlight Ruggie’s Breakfast & Lunch and its owner, Peter Morey, in their purchase of the commercial property at 707 Main Street in Harwich, MA. This acquisition secures the longtime home of “Ruggie’s”, a well-known destination on Cape Cod, and provides long-term stability in a highly visible Main Street location.

Founded in 2010, Ruggie’s has become a staple for both locals and visitors, known for its welcoming atmosphere, strong customer service, and consistent quality. The restaurant operates year-round and has built a loyal following, supported by strong online reviews and recognition across regional publications. Under Morey’s leadership, the business has demonstrated steady performance and a deep connection to the local community.

The property acquisition allows the business to transition from leasing to ownership, locking in its operating location while eliminating rent expenses. In addition to the restaurant space, the property includes a second-floor apartment that provides supplemental rental income, further supporting the business’s financial position.

Through the SBA 504 loan program, the project was completed with just a 10% down payment, preserving working capital for ongoing operations. Coastal Community Capital was proud to partner with Nanette Davidson of Rockland Trust, whose team provided 50% of the financing, while Coastal Community Capital (via the SBA) funded 40%.

Per Peter: “Working with Coastal Community Capital was a great experience. While there were a few unexpected challenges during the acquisition process, Coastal was there with me every step of the way. The communication and professionalism were excellent, and I am very grateful for their support."

About the SBA 504 Program

Coastal partners with the U.S. Small Business Administration (SBA) and your bank or credit union to finance up to 90% of large, fixed asset purchases that facilitate job creation or business growth including owner-occupied real estate and equipment.  Minimum project size is $125,000 and there is no maximum with the conventional lender financing 50% and the SBA up to 40% with a cap of $5.0 or $5.5 million. Coastal, through the SBA, offers rates fixed for the entire 10-, 20- or 25-year term of its loan that are typically more competitive than conventional bank financing.
