A NOTE FROM SEA PINES ARB: This is the first in a series of articles about the Sea Pines ARB that will appear monthly in the Sea Pines CSA Community Update to inform Sea Pines property owners on the role and guidelines of the ARB.
The ARB guidelines state that “the approval of all residential construction -- whether new houses or additions/alterations to existing ones -- is the responsibility of the Sea Pines Architectural Review Board.” These guidelines were developed to best preserve the natural character and charm of Sea Pines and are a significant part of the covenants that govern ownership in Sea Pines. Accordingly, any work done on the exterior of your home, including work as complex as an addition or as straightforward as repainting, replacement of windows or doors, repair to your driveway or major landscape changes, requires the approval of the ARB.
Over the coming months, we will review specific sections of the ARB guidelines that we feel would be important for property owners to pay particular attention to, including:
Selecting painting colors including repainting with the current color of the house
Tree removal permitting requirements
The limited use of artificial turf in Sea Pines and the permitting process
Understanding building setbacks for additions, decks and pools
Consequences of completing work without an ARB permit

HTYC Boat Slip Owners Announce North Siltation Barrier Project
The Harbour Town Yacht Club Boat Slip Owners have announced the North Siltation Barrier Replacement Project located along the north side of the entrance channel into the Harbour Town Yacht Basin, at the Harbour Town Pier. The project is scheduled to begin in mid-January and continue through spring 2027.
The siltation barrier helps keep sand and sediment from building up in the Harbour Town Yacht Basin, and the current barrier has reached the end of its useful life. As part of this project, the existing sheet piles of the barrier will be removed and replaced, which will also require portions of the pier to be removed and rebuilt.
Work will begin at the Calibogue Sound end of the pier and progress toward Harbour Town. During construction, the pier will have intermittent closures. Property owners and guests are asked to follow all posted signage and stay clear of active work areas.
Upcoming Dredging Work
Dredging of Braddock Creek, South Beach Marina, the Harbour Town entrance channel, and Harbour Town Marina is expected to begin in late November/December and be completed in spring 2027. Additional areas may also be included as work progresses.
The dredging projects are permitted through the State of South Carolina and are not funded or managed by Sea Pines CSA, but the dredging contractor will be using a portion of Parcel 1 on South Sea Pines Drive to store material during the operation. Work will take place Monday through Saturday, up to 10 hours a day. Because dredging is tide-dependent, daily hours will vary.
