The Broader Impact of Conservation Easements and Colorado’s Tax Credit Program

Sacramento Creek Ranch

On Tuesday, October 21, Mountain Area Land Trust (MALT) celebrated the groundbreaking of a new Environmental Education & Community Center at Sacramento Creek Ranch (SCR) in Park County.

The iconic barn on the MALT-owned
71-acre conserved property will be renovated to expand high-impact conservation and educational programming while providing an accessible, year-round indoor space that anchors outdoor learning in all seasons.

The Environmental Education & Community Center will provide approximately 2,200 square feet of classroom and administrative space to support environmental learning. Its open-concept design will foster collaborative programming and offer easy access to the ranch’s 71 acres of natural areas, trails, and beaver ponds. Lakewood-based Himmelman Construction will manage and build the project.

Upon completion in early 2026, the Environmental Education & Community Center will serve as a venue for continued education, environmental workshops, volunteer stewardship, research partnerships, public talks, and workforce development for schools, nonprofits, researchers, and civic groups that connect community members with conservation in action. High Rockies Community School will utilize the space for its unique K-8 outdoor education curriculum focused on the local environment.

La Dolce Vita Ranch

"My husband and I had the dream of ranching full-time, but neither of us had the privilege of inheriting land. With the price of land in Colorado, there was no way we’d be able to afford enough land to ranch at scale, especially while paying a mortgage. When we first heard of the conservation easement tax credit program, we realized that we could create a financial strategy to afford enough land for a scalable operation, as it would return to us the money needed to pay down a large mortgage within the first couple of years. Land conservation is also a huge value of ours, so this program was a total win-win and aligned with something we care deeply about… the protection of nature, natural resources, and open space…and ensuring these places exist for generations to come! We started early, talking with land trusts, appraisers, tax credit brokers, attorneys, and our CPA, so that when we found the right property, our ducks would be in a row. Then, in 2023, we found our dream ranch, and in 2024 we closed on our conservation easement with Colorado Open Lands. We couldn’t be more grateful for Colorado’s tax credit program which literally made this dream of land ownership come true! It is perhaps one of the only ways landless 1st generation ranchers and farmers can enter into the food production system in Colorado. We would not be here today, using our ranch to produce local food, accommodate ecotourism guests, and host educational programs, if it weren't for Colorado’s tax credit program, and we hope others after us have the same opportunity."

These stories emphasize how conservation easements and Colorado’s conservation tax credit program create ripple effects that extend well beyond the immediate interests of landowners and the preservation of land and nature. These initiatives not only protect vital natural resources and open spaces, but they also foster stronger, more connected communities.

The conservation easement tax credit program supports local economies, as well as increased access to conserved lands for outdoor learning, research, ecotourism, and volunteer engagement. In turn, these advantages ensure that the rewards of conservation are shared now and for future generations.
