Chicago’s Affordable Housing Pipeline Pushes Forward Against Costs, Rules And Red Tape

Illinois Real Estate Journal

As developers work to address mounting demand for affordable housing, they often must navigate a complex landscape of rising construction costs, layered financing structures and policy hurdles. In the resulting story, Habitat's Charlton Hamer discussed how affordability is often achieved through creative financing rather than reduced construction costs and emphasized the need for predictable funding sources and streamlined approval processes to get projects off the drawing board. Evergreen's David Block highlighted the complexities and unique challenges of suburban affordable housing development and the value of adaptive reuse projects, which can unlock additional historic preservation incentives. Their perspectives illustrate the multifaceted approaches needed to bring new affordable housing developments to fruition.
